My tour was one of the most professional tours that I was given in the SLC area. They even accepted me 30 min early from my original tour time which was so kind. The apartment building and courtyards are well kept, clean and inviting. Kaylen who did my tour was so warm and friendly. We decided to sign a lease because it was so good!

Three-year residents here! Overall, we had a positive experience and the apartment served our needs well. Pros: The location is excellent, and the amenities are modern and well-maintained. When we first moved in, the community was relatively quiet, but it has since become much more populated. Amenities include a gym, pool, and covered garage parking, all of which are included. The unit and common areas were newer and met our expectations. We also received our full security deposit back upon move-out, which we appreciated. Neutral: Maintenance was average—Some requests were handled quickly, while others took longer. Residents are charged for electricity, gas, internet, trash, and a shared water bill. You are also unable to choose your own internet provider. Our total monthly utility costs averaged around $250. Cons: Parking garage safety is a concern. Our car was broken into twice, and we witnessed several other vehicles with smashed windows. Additionally, management is very strict about move-out charges and lease terms. Residents are required to provide a 60-day written notice before moving out, and failure to do so results in daily rent charges beyond that period. There are also standard move-out cleaning and carpet cleaning fees. We were able to successfully dispute the regular cleaning fee after thoroughly cleaning the apartment ourselves. We were disappointed to be charged carpet cleaning fees despite leaving the carpet in good condition. This gave the impression that routine turnover costs were passed on to us. Overall, we enjoyed living here, but future residents should carefully review the lease terms and be mindful of parking garage safety and move-out policies. Me and my husband have honestly had such a great experience at Element 31. The staff is amazing — super friendly, always helpful, and they actually care about the residents. The location is seriously perfect. You’re close to downtown when you want the fun, but just far enough away that you don’t have to deal with the chaos and traffic. Plus, you’re surrounded by tons of shops, cute spots to eat, and some of the best mountain access ever. Whether we want to ski, hike, or just take in the views, it’s all right here. The scenery alone makes living here worth it. Another huge plus: it’s been more affordable and so much less stressful than other places we’ve lived. No endless issues, no crazy noise — just a really comfortable place to call home. Sure, every community has its tiny quirks (like the occasional trash being left where it shouldn’t), but the maintenance team is lightning fast, so things get handled quickly. If you’re looking for a place that’s convenient, cozy, and surrounded by everything great about living in this area, Element 31 is honestly such a good choice. We’ve loved our time here and totally recommend it!

My spouse and I went to tour these apartments and the person helping us was so kind and helpful! I can’t remember her name right at this moment but she was fun to talk to and relate to. And the goodie bag she gave at the end was so sweet! This is a high contender for our search. It is an ideal location near our works. But I am worried about the pay/rent. They use Conservice and a trash vallet, which has a reputation of overcharging and making a $1450 apartment go up to $1700 very easily. As a review was made about it from a previous tenant. And with the idea of paying for a trash vallet that you may not use, common area gas and electric, and some other hidden fees. They might say that there are ‘no hidden fees’ when there are. And parking is confusing because the sign they have pointing towards the visitation parking isn’t clear and is small, and I could not tell if it was for this apartment or the apartment next to it. And the closest cross walk is all the way up by the light by the Harmons.

The Realtors in the leasing office were very kind and helped us through the application process! Mel was very interpersonal, and kind, and im looking forward to staying in the apartment we toured! They kept the place and apartments very clean and well managed, aswell as toured us on our own time, which was very convenient and definitely contributed to us signing the lease. Thank you!

This is a hidden gem right in the heart of Brickyard! Mel is amazing and gave me a tour of the property - there are some really nice amenities! Walking distance from so much including groceries, restaurants, shopping, pickleball club, and many other great local businesses!

Move-in was good but maintenance takes forever. Very slow to respond. Something as simple as opening a storage unit for a resident to look at took an hour from the office to the second floor storage unit. Maintenance needs to do better.

Went in to tour and had a great experience. Was greeted by the consultant and the manager Mel. I was quite impressed with the cleanliness of the complex as well as all the amenities it had to offer. As I did the tour with the manager she was very knowledgeable and listened to what I was looking for gave me a rundown of where everything was located. On top all that she took the time to understand my situation and show me specifically what I was looking for. Overall a great experience and will be considering this place.

I have lived at Element 31 for almost 3 years now. In my experience, I have found the management staff to be nothing but friendly and helpful over the years. I have never had a phone call gone unanswered nor a concern unacknowledged. The location is awesome… the neighborhood is safe and more quiet than other luxury buildings on the main roads in Sugar House/Millcreek. The residents are also great and respectful.

My husband, son and I relocated from Las Vegas temporarily and so far have been really pleased with Element 31. After reviewing their photos online and their website, we decided to give them a call, and Cassie answered immediately. She had no issues giving a full tour of the property at our earliest convenience. She was the only leasing agent that was punctual, friendly, and made us feel comfortable making Utah our new home. This is not a luxury apartment, if that is what you are looking for, but has some great amenities! So far we really like it. Our neighbors have been friendly, pool, and grill are easily accessible, and there’s a nice roof top lounge! There are so many stores and things to do near by that it made our city life transition into the mountains super easy.

My husband and I have had a great experience at Element 31. Requesting maintenance is easy and they’re very quick to get our issues resolved. Cassie the leasing agent is always smiling and doing her best and it shows. She is pleasant and kind and gets all of our questions answered. The manager has always been great and I can tell she manages very well. They all know us by name, even our dogs names. The maintenance team are always kind they are totally cool with our animals. I feel this staff is a level above the rest. They’re real, not fake and take the time to hear us. If we looked, every business will have flaws, any flaw I’ve seen, I put in a request and it gets fixed in a timely manner. We get are calls returned, we get our questions answered and their customer service is top notch. They are making strides to update the community with new paint and communicate all services being done in a timely fashion so we have enough notice to make arrangements. We’re very happy, signed another year lease in May. Kudos Element 31! And P.S. I’ve seen some reviews and pictures of trash being left around and I’m trying to figure out how that reflects the management team, when somebody else leave trash, ultimately it’s the management team that gets it picked when they realize it’s there. Any issue with cold water, put in a maintenance request and watch how fast it gets fixed. If there’s an issue with a broken fire pit, put in a maintenance request and get it communicated. If they don’t know it’s broke, they won’t know to fix it. They’re also remodeling the entire dog park end of winter and what I would suggest if you have dog, clean up after it, that’s the problem is lazy renters who let their dogs leave feces anywhere and everywhere. Everyone can help being part of the solution, but it’s as though most folks just want to rant, and not take any accountability. I have seen the maintenance guy at the dog run multiple time per week cleaning it up after everyone. I would suggest it’s not a lack of management when things being broken, it’s more like renters who just don’t care to follow the conditions of the lease as they agreed to when signing. Cheers!!!!

I’ve been living at Element 31 since 2020, and let me tell you, it’s been an absolute delight! The community is quiet and cozy—perfect for unwinding after a long day. Over the past three years, the amenities have gotten some awesome upgrades, making this place even better. The maintenance team? Jason and Brad...They’re like superheroes—quick and efficient every time. And let’s talk about Gina, our amazing property manager! She’s super friendly and truly cares about making this community the best it can be. Sure, there are a few tenants who might not always keep things tidy, but hey, that’s life everywhere, right? What’s even more exciting is the growth happening all around us. We’ve got new restaurants, a pickleball court, a sushi spot, an ice cream shop, and a nail salon—all within a 5-minute stroll. Plus, TJ Maxx, HomeGoods, Harmons Neighborhood Gorcer, Ulta Beauty, Apex Golf, VASA Fitness, Sally Beauty, AT&T, T-Mobile, Kohl’s, Club Pilates, Sephora, Wells Fargo, America First Credit Union, and U First Credit Union are just a quick walk away too! Oh, and did I mention the building just got a fresh coat of paint? It looks fantastic! If you’re searching for a place that feels like home sweet home in Salt Lake City, look no further—Element 31 is where you want to be!

I toured this complex with the property manager, Gina. She was very professional and answered all my questions. There was construction going on so it was a little dusty but I can't wait to see what the finished product looks like. My son and I have applied for a unit and can't wait to move in!

I absolutely loved my time living here and only regret is that I couldn’t stay longer than a year as I was moving out of state. From the beginning, Dylan and team were nothing but kind and helpful — always quick to respond to emails/calls, and went out of their way to fix maintenance issues ASAP. If I ever move back to SLC, this will be the first place I check out.

Dylan and Thomas have always been so helpful to me, with anything I needed I really appreciate the office staff at Element31..

Tom (the leasing agent) was very friendly, engaging and spent a significant amount of his time with us. Just a really nice guy. Plans changed for us so we didn't end up signing but the apartments were updated and clean with a very nice pool area. A beautiful spot in the Sugar House area.

Update: I got my money back. Thanks for taking care of it. Very nice place. I looked into getting a place here. Put money down to hold a place but plans changed so I went back the next day to cancel. They said they’d mail a refund check within 10 business days and it’s been 13.

The realtor hasn’t replied to my email yet, he is knowledgeable, he was kind and polite enough to answer all my questions to my satisfaction but please reply to the email I will appreciate transparency.

I have newly moved in. I really appreciate how responsive the office and maintenance are. They have been very thoughtful in trying to make moving as easy as possible. The location is very convenient and it has lots of parking space.

Tiffany was great to work with and really made us feel welcome. The apartment is just what our daughter needs and we feel she will be in a safe and comfortable space.

Jamie with the maintenance team was super helpful on our move in date. We are so appreciative of his kindness and willingness to help! Kudos to him!
