    i have honestly loved living at lotus republic. the property is always clean, well-maintained, and has such a great vibe. the amenities are awesome, and it really feels like a place you can call home. rylie has made the experience even better. she is always so kind, easy to talk to, and willing to help with anything. whenever i have a question or need something, she is always there and makes the process so easy. you can tell she genuinely cares about the residents and wants everyone to enjoy living here. i really appreciate everything she does, and lotus republic is lucky to have her!

    Edit: Final Entry(Lived here from 6/17/2023-5/26/2026) This complex's location is great, rooftop pool is cool as long as management does the upkeep. Rent is usually fair for downtown prices. You will see roaches all over the sidewalk in front of the building at night but it comes with the territory. I cant touch on the building management because its changed about 5-6 times over the past 3-4 years. I was lucky to call this home and if my endeavors in Washington go south, I will be returning(as long as greystar doesn't touch it) November 2025: 👎 The complex has implemented a new parking pass system where everyone has assigned spots and your car gets towed if it’s in the wrong spot, this would work but there are a lot of Airbnb’s here and the customers don’t understand their assigned spots. I had to stay up until 3AM the night someone parked in my wife’s spot, stuck in the car on the phone with legacy towing so someone doesn’t tow my car. By the way it’s $100 per spot so we’re paying $200 a month to miss out on vital sleep. This has wrecked every positive opinion I’ve ever had with this place, this has happened to me multiple times and has become a nuisance. I’m paying a small fortune to park here and it’s like a full time job. Edit: September 2025: 👍 MASSIVE improvement of all the amenities, they’ve fixed the trash smell in the hallway problem, HVAC still needs work but that’s an impossible order without gutting the whole building. Pool is regularly cleaned now, before it would break every few days and turn green but not anymore. Office staff continued to show up way more often than their predecessors and answer the phone attentively. This round of management actually listens to residents and fixes things, hopefully nxt will be able to retain skilled employees like these. Great job. Edit July 2025: 👎 Before I say anything; I want to be very clear, it has nothing to do with management employees or maintenance; they are good hard workers and unfortunately there’s nothing they can do to improve our situation because they didn’t build this place. We’re now on our 3rd management company sense we got built in 2023. The commissioners were lazy as hell and outfitted the complex with the cheapest appliances you could find and that includes the HVAC system; we have common AC outages due to a cheap Chinese company called Cooper and Hunter. Your apartment here will read normal temp but be very hot. The AC doesn’t know when to kick on. You’d think that would make your utilities cheaper? Think again; it’ll actually end up being more expensive sense when you reset your unit daily; your cooling it from 78 down to 72 degrees. I’ve had multiple units in this complex and it’s been an issue across all of them. Edit-September 2025. 👎 The new “optional” system for waste disposal is trash valet is awful. They charge you monthly for it and leave a trash can outside your door where you leave your trash all day. What’s ironic about it is that the trash chute is in the hallway. It’s 2 steps to properly dispose of your trash. Instead of having a clean hallway, it always smells like wet garbage.

    I just moved into the property and absolutely love it so far! From the initial tour to move-in day, everything has been smooth and easy. Management has been very attentive, and I really appreciate how seamless the transition has been. I relocated to Salt Lake from Tennessee, and this experience has made the move so much easier. While I noticed previous reviews mentioning the pool and construction, I haven’t had any issues. It looks like most of the construction is nearly complete, and with the colder weather, the pool and hot tub haven’t been a concern for me. Overall, I’m really happy with my decision to move here!
