Parc on 5th Apartments & Townhomes

My family and I have been here for about 9 months. So far it’s been a great experience, the staff is awesome and hold a standard. Previous places we’ve lived started great and went downhill quick (loud music, trashed facilities,etc) but Parker and the other staff members really do an awesome job at making sure everyone is comfortable and all of the facilities are well taken care of. Only reason we would leave here is if we’re able to buy a house.

My partner and I just moved out after two years of living here and absolutely loved it. I’ve lived in a lot of complexes and can honestly say Parc on 5th has the best property management and maintenance team I have ever experienced. Everyone was always so kind and willing to help, and we only ever had minor fixes needed in our 1-bedroom apartment that were quickly resolved. The location is incredibly convenient, being right by I-15 and a quick walk to a coffee shop, sushi spot, and other restaurants that we enjoyed. The park, just east of the apartments, was really great as well. Lots of greenery and families in the area which made for nice walks. The apartment itself is great quality - the paint on the walls and hardwood-like floors are a little sensitive to dings that come from daily living, but nothing that was unreasonable or really stood out. Also, I don’t know if we were just blessed with good neighbors, or if it’s the walls and flooring, but it was generally always very quiet and I couldn’t hear those next to us. Amazing. There is a required media package – like most complexes – but we really loved that this one included internet (probably the worst thing about here, but American Fork as a city is kind of a dead zone) and Vivint home security (ring camera, digital thermostat, locking doors digitally, home alarm when gone for long periods of time, etc.). When we were initially looking for a place, all of them had some sort of media package, but most were for DirectTV. We agreed that if we couldn’t unsubscribe from the media package, we may as well get something we’d use and chose Parc on 5th. The home security ended up being really nice while we were traveling, or the few times we couldn’t remember if we locked the front door or not. Finally, the place is very dog friendly. Management and maintenance were all so sweet to our very energetic pup and always had extra love to give her whenever we ran into them (shoutout to Mike, her favorite person). This has been the best place I’ve ever rented. The community is well kept. Love how convenient it is to have kids playground near the dog park. The school bus is right in-front of the playground making it so convenient for the boys drop off location from school. The 2 car attached garage is so spacious. We love everything about our new townhouse. We can’t wait to see what the pond is going to look like that is currently being worked on right infront of our new place. The staff in the office have been super friendly Amanda has been so great with our overall experience. We like that they keep the community involved with door decorating contest making it a wonderful fun stay.

I love the maintenance crew. They keep the place nice, safe, clean, and very responsive to any maintenance request. They are always available and you see them around the place too, working—hard working crew. I appreciate having their team as part of the Parc on 5th crew. I also love the ladies in the front office. Always responsive. I live in a 3-bedroom 2.5-bath townhome, and I love it. I love that everything is convenient. Lots of restaurants right up front for weekend nights. It's almost a city life. lol It makes a big difference to have a good management team. One minor concern is that the pool and entertainment area are too small for such a big place. We should expand. I did some BBQing over the summer, and the families that were sunbathing got all the smoke from the BBQ, and I felt so bad, but it's unavoidable. lol I don't see myself moving any time soon. I love it here. Thank you, team!!!

I am a resident here and the staff at the office are super nice, all the neighbors are very friendly and if you need something fixed they will come ASAP to look at maintenance! Very family friendly place, we love it!!

Parc on 5th is fantastic! It’s quiet, clean, with no drama! I also love their responsive and friendly management and fast service for maintenance. My only suggestion is I wish they would do month to month leases.

I am a resident here, this place is always kept clean and they always cut the grass and wash the dust around, great! The people in the office are always patient to listen to your questions, they are friendly cheerful and professional, when asking for repairs to anything they are always there on time to help you and fix it quickly, the staff here are very quick and friendly to fix, this place is clean, good security. We have lived here for almost two years and absolutely love it! We needed a local place in American Fork for school work etc and the living space and amenities are fantastic. The grounds are well kept and very kid friendly! We have made life long friends here and are so happy to continue making Parc on Fifth our home.

The apartment is awesome! They super quick on work orders and actually care that their residents are happy. Bree and Brynn are the best! They are so responsive and very personable in order to help us have everything straight for us to move in. 10/10 would recommend.

Parc on 5th has been amazing for me and my husband!! We were very nervous to move down to Utah for school and the people were so amazing and welcoming. Bri is AMAZING she was so kind and always willing to help us!

I just moved here about a year ago as a newlywed and we have loved it! The amenities are amazing and they have maintenance crews constantly cleaning and perfecting the pool area, gym, landscape and anything that goes wrong in the apartment. They are very responsive and truly care that you feel at home

Parc on 5th is the first apartment me and my boyfriend have ever gotten since moving out of our families and we couldn’t have asked for a better apartment complex! We love the environment and community. And Parc on 5th is always so quick and helpful with any problems or questions we have as first time renters. We have lived here for a year and a half and resigned our lease for another 15 months and plan to renew again once our current lease is up!

Living at Parc on 5th had the best experience I could have asked for when it came to living on my own for the first time. The location, the staff, and property were so great! Upon move out we did a move out inspection where the maintenance supervisor and financial manager explained the charge categories and what to expect on the move out statement. They were completely open about everything making the transition so seamless and easy to understand. Having a place where the staff cares enough to do walk throughs not once but twice before moving out truly made my worries so much less. I couldn’t be more thankful for this opportunity to stay here. You won’t regret giving this place a chance.

My husband and I have lived here for almost 3 years. We first moved into a 1 bed 1 bath, then a 2 bed 2 bath, and now we are in a 3 bed 2 1/2 bath townhome. This place is amazing!! The ladies in the office are just wonderful and the maintenance guys are so helpful. Anytime we have had an issue it gets solved in one to two days. The grounds are always clean and kept up. The pool and gym are always really clean. I feel safe in the area which is a plus. If you are looking for a great place to live I recommend fully to live here!

A Hidden Gem in the Heart of the City! I absolutely love living in Parc on 5 complex! From the moment I moved in, I’ve felt right at home. The community is peaceful, well-maintained, and full of friendly neighbors. The landscaping is always beautiful, and I appreciate how clean and inviting everything feels—from the sidewalks to the common areas. The management team is responsive and genuinely cares about the residents. Maintenance requests are handled quickly, and they’re always so polite and professional. One of my favorite things is how safe and quiet the neighborhood is. Whether I’m walking my dog in the evening or enjoying a morning coffee on my patio, there’s a sense of calm here that’s hard to find elsewhere. It’s also super convenient! We’re close to great restaurants, shopping, and major roads—but it still feels tucked away from all the noise. Living here has been such a positive experience, and I can’t imagine calling anywhere else home!

Been living here a few months now and the experience has been really great. I've had to put in a few minor requests for maintenance and even when I've set the property as lower, they're usually fixed the same day. I worked a lot with Amberlyn during move in and continue to communicate with her regularly. Everyone has been friendly, professional, and effective. Highly recommend living here.

We love Parc on 5th! The apartments are beautiful and super sound proof! We love the park and the pool area. The grounds are kept very clean and it’s an extremely safe area. We love that we’re in walking distance to coffee and soda shops, and multiple playgrounds! I definitely recommend to anyone looking for an apartment in the area! All of the ladies at the front office are so kind and very helpful with any questions.

Very smooth move in, and the staff is very nice! Brynn helped us get ahead of our lease renewal and made the whole process so smooth! The maintenance team here is AMAZING, they have always responded the same day I submitted a request! The community here is so nice and very quiet.

I've been living here for a year, and have renewed my contract for another year! Parc on 5th has been a great place to live. It's close to the freeway (but not so close that it's noisy), has restaurants and a park close by, and has decent amenities. There's plenty of parking which is always appreciated for when we have guests. More than anything though, the staff has been responsive. Maintenance requests get fixed within a day, and I've appreciated how Amber and Bri follow up to make sure things were fixed to our liking. My apartment is nice, and I've enjoyed living here!

My experience at Parc on 5th has been wonderful! I especially enjoy the gym that’s open 24 hours a day. Amberlyn has been very prompt in responding to any questions or concerns I have and she’s been extremely helpful! All in all, living here has been a great experience.

Brynn and Amber have made living at Parc on 5th the best experience. When we first moved in Brynn helped up with getting started and she did not disappoint. Everything said about this place was actually accurate. The pool area is perfect for summer parties with some friends. The inside is just as nice. It’s extremely spacious. Can’t wait to stay here even longer and enjoy this community!

Although we loved the tour and pricing, we decided to go with a different place due to location. These apartments and townhomes are beautiful!!

I’ve really enjoyed living at Parc on 5th. It’s a nice quiet community right off I-15 with a lot of places (gym, food, groceries, etc) really close by. Management is really friendly and helpful. Amberlyn Steele has been super helpful especially when I was switching apartments within the community. Anytime I’ve had any maintenance requests, the maintenance guys show up later the same the day.

From our first meeting and tour with Amberlyn Steele to today, my family and I have enjoyed our time here!

Brynn has been a huge help over the years. Her and the maintenance team are my favorite parts about this place. Only negatives are no real storage and having to pay for services that I don't use. Like cable or Vivint security.

Great experience here at these apartments. Very clean and luxurious place to live. You get what they said you’d get and it’s just overall one of the nicest places I’ve stayed in and seen. Comes with all you need to live along with pool and hot tub which is awesome and works. Great gym to get a lift in while having a great common area. I’d recommend these apartments to anyone you get your moneys worth and you’re close to everything in American fork. People are easy to work with and never a struggle always nice and upfront.

I’ve lived at Parc on 5th for a year now, and I couldn’t be happier. From the moment I met Breanna, the Property Manager, I was sold. I had been touring apartments and townhomes all day, and her professionalism and warmth stood out by far. Since moving in, the management team has been fantastic. Anytime I’ve submitted a service request (which is expected in a brand new building), maintenance has responded quickly, and Amberlyn always follows up to ensure I’m satisfied. All staff has been great to work with. I’ve never had any issues here. The community is peaceful, and the locked building makes me feel safe. The amenities are also top-notch—the pool is gorgeous, the gym is fantastic, and the valet garbage pickup is such a great convenience. Plus, having a few restaurants nearby is a nice bonus. I especially love walking to Fiiz during the summer. Living here has been a wonderful experience!

It's a very nice complex and everyone that works at this location has been very easy to work with. Brynn is great and made moving in seamless for us. She also worked with my partner who has lived here longer than I have and she helped him a ton! The maintenance team is unlike any l've ever had or heard of; I see them working constantly and any time I've submitted a request they are here to help in no time at all. The pool/hotub area plus the gym are all great, besides the fact that we have to pay so much extra for utilities. Didn't know that they charge you to use the party room by the pool until I wanted to have a party there and it would have been $75 an hour plus a $150 cleaning deposit (which I understand, people don't clean up after themselves). Me and my partner have enjoyed living here and really like the location as well.

I wish I could give 10 Stars!!! Brynn moved us in last Feb. for a few months it was just my son and I, we were making the transition from California to Utah and we left my husband back in Cali. While we stayed with family members here in Utah until we found us a place. THIS PLACE!! And because of the big move transfer, I was back and forth unable to see the location for myself so Brynn recorded a walk through of our specific apartment and sent me the video. Talk about a virtual tour! Shoot, that was a VIP, virtual tour. lol! As time went on, we were moved in. YES! The gnats get bad during the summer nights, but we never had problems with them. I took a spider spray and sprayed it on the outside of my door (NOT on the door) and where the lights were near my door. We never had any issues whatsoever with the gnats AND spiders. You control what you can. A few more months went on and we decided to transfer into a 2 bed room. In building G. The transfer was super smooth. We were told at the pre-move out inspection, what the charges would be. There weren’t any hidden fees. The cleaning fee is an optional charge and only added on if YOU choose to have it added on. I cleaned the place, but I also chose to have them clean it also. Can’t go wrong with an extra clean place. Out of the B building and into the nee building. I was working with Amberlyn for this transfer. She was just as helpful as Brynn. They’re all just so helpful! I love it! I felt bad for rushing this move into the new building two days earlier than what we had set. I was going into surgery, my husband was out of state and so I needed to get things moved in asap while I had the strength to do. They worked around everything for me. They made sure the place was clean prior to moving in. For the most part, the apartment was cleaned except for the master bath. Only because the shower door fell off the track while the cleaner was cleaning. And she wasn’t able to get it back on. I don’t blame her, it was a heavy door. I got it back on the track and tightened everything and finished the cleaning. I’m not gna hassle management for a few bucks off the cleaning because of it though. The cleaners are their own business. They are only vendors to Wasatch. Why minus a few bucks for something they couldn’t control? I’m pretty sure the previous tenants did some “work” on loosening up that shower door too, is probably why it fell off in the first place?! I’m just glad it didn’t fall on the cleaner. That would’ve been bad. Rambling on… We’re all settled in now. I can attest that they DO NOT try to nickel and dime you (as another reviewer stated). As long as you keep your communication open with them, you’ll know what they’re going to be charging you for. I highly recommend you live here (if you can and are able to afford it). The area is quiet, the office and maintenance folks are friendly, the property is maintained really well, they accept ALL breeds of dogs, and the pool area is definitely a relaxing spot. Even during winter when the pool is closed. The pool is always kept cleaned. There is a bathroom and shower IN the pool area for your extra guests. I also like that they don’t allow a ton of guests. It helps to keep the area clean. The fitness room is clean and has bathrooms. There is also a glass room for the mamas with toddlers if they want to workout. My ONLY issue about this place ARE the pet owners who NEVER clean up after their pets. I ALWAYS see the maintenance guy walking around with his poop scoop picking up OTHER peoples dog poop, I wouldn’t blame the owners if they nickel and dime residents. We’re supposed to work as a community to keep the area clean right? And especially as pet owners, residents NEED to clean up after their pets. Not maintenance. Anyway…The staff is a great group of people. We love it here. And as long as you communicate openly and often about things that come up (with your own circumstances) and keep things tidy, you’ll love it too. I am a legit reviewer. I’m also Elite on Yelp. This is not a surveyed review.

Parc on 5th is the best property in the American fork area. It has the cleanest amenity spaces, great location next to the best businesses, and the pricing is very fair. I toured other options and though they’re new, the service is not as good as what Brynn and her team are doing at Parc on 5th. They will take care of you!

we love living here. My wife deals with the finances and communication with the front office. We’ve been here a year, and transferred from B building to G building and the transfer was smooth. Within the year we been here we’ve faced many unpredictable challenges and as long as my wife stayed in communication with the front office, they were able to always work around things for us in order to get things done. Idk about that other reviews. This isn’t a fake review. It’s the first time I left a review in a while because I feel that Brynn and the management office deserve more credit than that.

I had an exceptional experience with this apartment complex! My family and I were in a bit of a bind and needed to move quickly, but the management team went above and beyond to help us. After applying, they managed to get everything processed and ready for us to move in within just two days. The staff was professional, friendly, and incredibly responsive throughout the entire process. ESPECIALLY AMBERLYN who made what could have been a stressful situation seamless and easy. The apartment itself is beautiful, well-maintained, and in a great location. We couldn't be more grateful for how smoothly everything went, and we highly recommend this community to anyone looking for a new home!

Where do I start…. I would first start by saying I am going in 4 years living here at Parc on 5th started out single with a one bedroom apartment. I had bad credit that I was working on fixing and I couldn’t find a place to live anywhere that would take me. They went above and beyond for my situation to help me and I had to pay a little more to move in with a deposit but that was to be expected. I have never seen people care more about me than what my situation was and they helped me. Right then and there that had me as a loyal resident. I now have two kids and a wife and we over the years have chosen to stay here and upgraded to their amazing 3 bedroom townhomes together. Brynn not only has made herself available to me but my family now as a good friend, a great resource and someone who is always of service to us. She answers texts, calls emails you name it and as you can imagine going on 4 years now there has at times been life changes and things happen and never once have they turned me away or not jumped on finding solutions with me. Eventually we will buy a home but for now Parc on 5th has made it difficult to ever leave so until we buy a home this place and spec on 5th is the best home we have ever had and I have had. Also the pool and gym you can’t beat anywhere it feels like with the cabanas in the summer you could be out all day at the pool . Thank you Brynn and thank you Parc on 5th.

We thoroughly enjoyed our three years living here, embracing both the welcoming community and the vibrant surrounding area. Summers were especially delightful—whether it was grabbing lunch at Kitchen 88, sipping drinks from Fiz, or unwinding by the pool, it quickly became a favorite routine. The gym is well-equipped, rarely crowded, and perfect for anything from a solid workout to a casual treadmill session. The nearby park and pickleball courts provided excellent opportunities for recreation and relaxing walks. Above all, the management team truly stands out. Maintenance requests are handled promptly, and the move-out process is seamless. We highly recommend making this wonderful place your home!

Staff is super helpful and easy to work with.

If I could give Parc on 5th a 4.5 instead of a 4 I would. The best part of living here was the management. We had a few things that needed to be taken care of during the year we lived there, and whoever we spoke to at the office was always pleasant and helpful. They even took our son's nap schedule into account when doing routine filter replacements, etc. There were a few cons to living here, but in my opinion having a responsive and helpful management team goes a long way and makes up for a lot. We rented the 3bed/2.5 bath townhome and it, like the rest of their units, was pretty decent. A few issues with our particular unit include: -Ants downstairs (like a lot of them) -Guest bath fan was hardwired to run (no off switch) the entire time we lived there. They said it was to prevent mold and that bathroom definitely had a smell that never went away, so we didn't use it much -Electrical/wiring issues that caused our fire alarms to go off in the middle of the night on multiple occasions. This was loud and scary but management replaced the batteries, etc. -Poor WiFi as part of mandatory media package (but Vivint doorbell cam and thermostat were really nice to have. I thought it was fairly reasonable at $100/month) -Paint that easily chips and scuffs (same as most rentals) The move out fees were comparable to many other rental communities and I thought we were assessed fairly. They discounted some of the cleaning and painting which was nice. They also tell you exactly what charges to anticipate so there were no surprises. Rent isn't cheap but that is true of most communities right now. I would recommend Parc on 5th for the staff alone, even if the units themselves weren't *incredible*.

My husband and I have lived here about three months now, and it’s been very positive! The management has been really wonderful. They made the move in process seamless and easy. I’ve been really impressed by their promptness with repairs and things like that. Our AC went out after hours on a weekend, and they came by at 9 PM ON A WEEKEND to help install a temporary AC unit before fixing it a couple days later. All this to say, they’ve been prompt, kind, and attentive. I felt apprehensive picking out an apartment because I’ve had some bad experiences with management companies, but I’ve been thoroughly impressed and frankly touched by how Parc on 5th has taken care of residents. The apartments are new and nice. It’s fairly quiet, despite being next to a big road, and the amenities and parking has all been great. If I had one complaint, it’s that the drawers in the kitchen and bathroom are oddly narrow, but that’s very manageable!!

This is the second property I’ve been in with the Parc and I absolutely love it! They’re are INCREDIBLE and super great to work with, not to mention, flexible and eager to help you when life gets messy.

Moving in was really easy and everyone is extremely friendly and helpful. I’m very impressed with how clean and well-kept the community is and how pet friendly it is. Beautiful place and I can’t wait to really settle in here, it feels like home already!

I want to start off by saying this is the best apartment I have ever been in. We recently had a hot water heater issue that was not fun. Amberlynn, Mike, and Dylan made this process super fast and easy. They got the water heater removed and installed a new one and the same day. I was so grateful for them to fix it as quickly as they did. I wish I could give them more stars because then and Parc On 5th deserve them!

Moving in so far has been seamless! Super helpful and responsive management. Amber has been incredible with communication from the moment we stepped into the office.

We had a really good experience at Parc on 5th Apartments & Townhomes. Brynn was awesome. She explained everything to us and showed us around. I would definitely recommend these apartments and townhomes.
