Royal Farms Apartments

This is absolutely my favorite apartment complex I've ever lived in. The mature trees and layout makes it feel like a neighborhood. It is quiet, safe, and located so close to the 215 for easy commuting. The management is great, with clear communication, and any repairs are taken care of quickly. Prices are very fair for value, and having a pet-friendly area is definitely a plus! The building is a bit older so depending on your apartment you might pay a bit more for heating/cooling than newer, more energy efficient places, but I've had no issues staying comfortable.

2 weeks in and I couldn’t be happier. Management, maintenance and entire property Ten Stars AND IM PICKY! (Ex called that high maintenance, I call it organised and clean). What a great place. Royal Farms is peaceful and safe and up-kept. Thank you management and AMC! I’m very grateful.

Lived here for 4 years. Fantastic location with easy access to the ski resorts. Never had any safety/noise issues. Price is reasonable for the quality of apartments. Domingo the maintenance manager is extremely genuine, friendly and responsive. Thank you Domingo!

I am so thankful God led me to Royal Farms Apt when I moved to Utah in 2020. I truly can say it was the best thing about my time there for 5 years. I enjoyed the amazing neighborhood, the neighbors were so welcoming and kind along with an amazing staff especially my interactions with Callie in the office. I rarely had any maintenance issues but when I did they would arrive speedily. I enjoyed the new amenities that were built and the friendly animals especially if you are a dog lover. The pool and hot tub area allowed you to meet pretty awesome people. If you are single, just married, or have kids it’s an amazing space. I felt safe and enjoyed my amazing patio view and coffee. The walk to the stores and park area is perfect. I truly couldn’t imagine living in any other apartments. Royal Farms Apartments holds a special place in my heart and the staff truly will go above and beyond to help you with whatever they can assist you with. They are understanding and patient with you. They truly care about how you are enjoying their place and meeting your needs. I recommend these apartments over and over again. They made my time in Utah worth it every time I woke up in my comfy and nice apartment.

UPDATE: July 2025 – My wife and I have now lived here a full year, and I still think moving here was a fantastic decision! (If you’d like to see our initial move-in review, it’s at the bottom). WHAT I LIKE AFTER A YEAR: This complex is really quiet and full of trees; it doesn’t feel like you’re only 15 minutes from Salt Lake. I worried at first about how pet-friendly it is since I’m allergic to most animals, but in a year I’ve only seen one or two dogs off-leash, and most owners clean up after their pets. The complex doesn’t DNA-test stray poop like some places do, but it still stays impressively clean. Parking is a huge plus: there’s always plenty, so having guests or multiple cars is never a problem—even if your covered spot isn’t right by your door. Another surprise: the hot tub is open year-round! Using it in winter snow is great. Snow removal here is solid: they plow the lots and sidewalks quickly and provide extra salt for residents. In summer, the grounds are mowed, trimmed, and fertilized regularly, keeping things beautiful. It also feels like rent money goes back into the property—they’ve added benches, upgraded gates, fixed drainage near the dog park, added a hydrant, etc. Location is unbeatable: quick access to I-215 and I-15 makes commuting easy. If you work in Salt Lake, you skip the in-town traffic and easily save 15 minutes each day—which really adds up. The neighborhood feels safe too; we haven’t had issues with vandalism or crime. WHAT I DON’T LIKE: Nothing’s perfect, and to be fair, here are the downsides we’ve noticed: It’s pricey. Our 2-bed, 2-bath runs about $1,600 base rent, but with utilities, fees, parking, and internet, it comes out to around $2,000/month for ~900 sq. ft. Also, expect rent to increase by a few percent when renewing. Water bills are shared, so in summer (pool, sprinklers) your bill can double—even if you’re careful inside your unit. Parking recently went from $20 to $25 a month. Not a dealbreaker given how good parking is, but they didn’t improve anything to justify it. Though most pet owners clean up, if someone doesn’t, there’s no way to enforce it: no cameras, no fines. Last winter someone didn’t clean up for a while, though it eventually stopped. Amenities aren’t guaranteed. Management (Royal Farm) can close the pool, hot tub, or grills anytime without notice. Last year, the hot tub was closed for about three months with no timeline for reopening (though it eventually did). Maintenance requests do get resolved—but often slowly. It’s common to put in a request, forget about it, and then see maintenance show up two months later. I assume they prioritize bigger issues first, but be aware that wait times can be long. Overall: despite the few frustrations, this is still the best complex I’ve lived in—and likely one of the best in the Salt Lake Valley. It has its flaws, but the pros outweigh them. We renewed for another year, and I’ll update again next July! ----- July 2024 Initial Move-In Review below ----- Me and my wife moved into Royal Farms a couple of days ago and I have to say that I am extremely impressed with the ease of which we were able to move in. The apartment was clean and any issues that we had were promptly addressed. Obviously, I would recommend this place to anyone looking for a home in Cottonwood heights!

The office staff is very friendly and helpful, the mechanics are great for apartment fixes and such. We really enjoyed living here. I would highly recommend this apartment complex. ***edit - be sure to document ANY and ALL defects in the apartment on the move in sheet. Take, save, and send pictures to them. No matter how small the issue may be. We were dinged on several items after moving out.

I have lived at Royal Farms for several years following a divorce. I have been comfortable here for a number of reasons. The location is in a nice part of the valley and despite its easy access to I-215 and Highland, is incredibly quiet. Lots of mature trees and peaceful grounds. Right behind the complex is a quiet neighborhood that I frequently go walking, running, etc. Since I like to walk, I'll sometimes leave the car at home and walk to Dan's Market for a few items, America First Credit Union, the post office, etc. All are a mile or less walking round trip. I changed apartments in the same complex a year ago and have been happy with it as the laminate flooring make cleaning easy and fast. The maintenance staff jumps on problems quickly and gets them taken care of. The front office staff is professional, easy to work with and always pleasant. Although I don't use the amenities a whole lot, there is a a lot there, that being gym, a second smaller work out area, hot tub, pool, gas grills, corn hole games, basketball hoop, volleyball court, Amazon Hub, etc. So all in all, Royal Farms is a pleasant and comfortable place to live.

Just moved from one condo to another within Royal Farms Community. Lots of options, great well kept grounds. Always making improvements. Best location to live in the Salt Lake City area.

I've enjoyed living here for the last 9 months. The staff are friendly and responsive to anything you need help with and the maintenance guys respond fast and take care of the maintenance issues you may have quickly and efficiently and are kind and respectful.

Lived here for about two years and honestly never had a single problem. Super nice area and moderate apartments. Staff is super nice and unbelievably understanding too. 10/10

I’ve lived here for 7 or so years with my wife. Made a lot of memories and hit a lot of milestones in life while living in this community. The staff have always been great. Maintenance is awesome and the folks from the leasing office are kind, transparent, and straightforward. They’ve worked with us in the past and have been pretty flexible compared to what I’ve encountered or heard from others who have lived in apartments. There is a humanizing element when working with the staff. I haven’t really had any issues that were it was their fault. Additionally, The community has been pretty friendly over these last 7 years. Thanks Royal Farms! Yall are awesome.

Relatively nice space with pretty decent management. I’m going to highlight the issues, but overall it was a pretty great place to live. - Maintenance requests varied greatly in timeliness. Sometimes someone would be over within a few minutes, sometimes it took multiple weeks and multiple calls. There was no correlation with the urgency of the issue, either. - They gave limited notice for things like re-paving the parking lot, which would require renters to move all our cars from the lot. We received 48 hours’ notice for this and since we were out of town and hadn’t left a spare key anywhere, we had to arrange for a friend to come to the RF office, borrowing their copy of the key, and getting our spare car keys. There were a few other issues like this, but over the course of two years living there, it wasn’t too egregious. - Little natural light, but this could be specific to our unit as it faced north/south. - There was one specific incident where a pipe burst in the parking lot. They were able to get it under control relatively quickly, but our water bill was almost triple the typical amount that month. They charge water evenly by summing all residents’ usage and dividing it by units (or occupants? can’t recall for sure). When we tried to get an answer about that and why all the leaked water was being charged directly to the residents, we didn’t get an answer.

The office staff have been amazing to work with. We have rented from several places over the past decade, Royal Farms' staff has been the most accommodating by far, the most upbeat, and the most responsive to maintenance needs. The grounds are safe and the apartments quiet. It's a 10/10

I have lived at royal farms for two years. I am really glad I picked this apartment complex. The staff is very nice and responsive. All of my work orders have been fixed within 24 hours or less. The grounds are maintained and clean. I feel very safe here. 1, because it is on a frontage road, and 2 because there is a security vehicle that drives around at night. It is expensive to live here, but you pay for what you get. The only con to this place is how expensive it is. But if you are asking yourself, is this worth it? I would say yes. It is safe, clean, and has a good management staff.

Always great response for service requests...my 89 year old mom lives there and they treat her wonderful 😊

This place is amazing. My wife, son and I absolutely love our apartment. Larissa at the leasing office made everything simple, and did an excellent job. We couldn’t be happier!

I needed to find a place quickly and Royal Farms checked all the boxes for what I was looking for. The leasing office was super helpful and friendly and made everything so easy—also, It was refreshing to have them follow up with all of my questions so quickly! I’m very pleased with my experience!

My wife and I lived here from 2019-2021 and overall enjoyed it. It’s a cute, secluded community close to several quiet neighborhoods that are perfect for walking your dog and right next to the highway for easy access around the city. Plenty of residents have dogs, which makes it easy to make friends for both you and your dog(s). The apartment itself was nice. We had a patio with a view of the mountains, a large master bedroom, and a large walk-in closet. However, the kitchen was really small and the fireplace was more for aesthetics than warmth, but neither made us hate the place. Maintenance is friendly and quick to fix things and management is very nice and accommodating. Something to be weary of...getting your security deposit back isn’t guaranteed, even if you leave the apartment in good shape. They used ours to pay some final expenses of us moving out (last bit of utilities & a standard cleaning), which came out to more than our security deposit, so we actually OWED them. We left because we bought a house.

I highly recommend living at Royal Farms! I only got to live here for 1 year due to moving out of state for work but I LOVED it. The staff are all amazing, very kind, and so helpful. I loved everything about my apartment. I’m going to miss it. The grounds are beautiful, my neighbors were nice, and the apartments are in a great area. They are pet friendly too! If you are considering Royal Farms, I can’t recommend them enough!

I loved living here. The people at management are always very nice and incredibly helpful. During covid they did everything they could to take care of the people in the community. They also tried their best to keep all the facilities open while also being covid conscious. The maintenance guys were also super responsive and some of the best people to work with. Domingo was incredibly nice and helpful like all the time. Besides that, the apartments are very well maintained and the serious problems would get solved immediately. The location is one of the bests in Utah and will save you a ton of gas. The price was reasonable and management will work with you to find a price that is market competitive and good for your budget. I will definitely miss living here!

Update after move-out: A+++ The office team continues to be amazing to us; special thanks to Katelyn!! My deposit was refunded in full with no issues. They gave me a great move-out recommend to my new landlord. Still helping me with deliveries a month later... You won't regret living there :-) Just starting our second year here and couldn’t be happier! Our space is really cute and although it’s kinda small sq ft wise they made such good use of the space I don’t feel cramped at all. The leasing staff and maintenance are awesome. I’ve only had small issue but they were taken care of promptly. The lead maintenance guy has been here forever and really knows these buildings; he always does a great job!! I think my favorite part of this community is how chill everyone is while keeping great quality. They don’t bug you about silly things like leaving a towel on your balcony to dry yet no one in the community takes advantage and trashes the place. There are a ton of dogs but I never step in poop or hear dog fights. Something about this place is quite special and I’m so thankful we found it :-)

Maintenance is great, the office workers are always responsive and willing to work for your apartment needs. ..I love Larissa always answering my questions as soon as possible.. I have live in this apartments like 2 years and I did have a great experience living in this place, I blue up when I did have to move, is a such great place to live, specially if you have a pet they do have a beautiful a big grass space. I will miss so much living in here.

Royal farms was a great place to live because of its location. The only issue is that you pay lot of fees, and hight rent because of the amenities, that we're out of order a lot of the times.

Have only lived here 8 months but even in that short amount of time Royal Farms has been a wonderful place to live. Good friendly neighbors easy on off access of the freeway to anywhere in the city you wish to go and the extremely helpful kind hearted friendly yet professional ladies in the office ( namely Callie, Larissa, and Catelyn) have always seen to it that our needs with maintenance and any issues we've had have been addressed and resolved in a timely matter. Thank you ladies and thank you Royal Farms.

Actually just moved from this place after living here for a year. Didn't want to leave, but had to follow the job. Staff friendliness and helpfulness is 100% five stars. I feel like they were so kind and friendly my entire stay, and were always willing to help out. It's also a really secure place as they have active security patrolling the apartments, so I always felt really safe. Beautiful grounds, and a really nice community. The reasons for me not giving a full five star review are for two reasons. One which I think Royal Farms can improve on, and one which I think is out of their control, but still warrants making a comment on. First, the one I think Royal Farms could improve on. Maintenance was always incredibly friendly, and they fixed every issue I had. Full props there. My feedback though would be to be a bit clearer on when maintenance was scheduled to arrive. Of the five visits I had from maintenance, I think I was expecting one of them to occur at the time they arrived. The rest were expected, but were really haphazard in their timing/delivery. I was in the middle of a work meeting once when they just started pulling a screen off my window lol. Admittedly the screen needed to be repaired, and I had asked that it be fixed, but the day and time it actually got fixed was never communicated to me, and was a bit of a wild surprise when I thought someone was trying to climb in through my window haha! So I think just a little bit more communication on maintenance would be appreciated. Feedback number two is more for individuals looking to move here. It really is a great place, but due to the location of these apartments you are placed directly adjacent to I-215. It means great access to lots of places very quickly. It also means that it's never truly quiet here. Granted I was closer to the road than some of the apartments, but the whole neighborhood is permeated with the sound of fast moving vehicles, and at night you get the loud motorcycles and cars drag racing down the freeway. You learn to tune it out and it's ultimately fine, but it is something to be aware of for prospecting individuals. All in all I had a great experience here. Loved the community, loved the staff, and all in all I'd definitely recommend them. Can't say enough good things about how nice the staff is.
