I've really loved living here with my spouse these past few years! Staff is extremely helpful, kind and quick whenever we've needed to get in touch for any reason, especially Cathy and maintenance!

Kathy is amazing when it comes to fixing things- anything, including replacing garbage disposal and a smart lock! Elizabeth was so kind to help me with sign up issues and figuring out online bill payments. The appointment is comfortable with a beautiful view!

I have been living here for 3 years and it has been very nice. Any questions or issues I have had the management team has taken care of it right away if not shortly after, continuing to make my experience and living here enjoyable. The maintenance woman Cathy has been absolutely incredible! She can fix anything and is always right there to help out with something. When I submit a maintenance request she is there within an hour ready to fix it! She always says hi when I see her in the parking lot or hallways and is the little charm and happiness of the apartments 🤍

I love the quietness of this place and its staff (management and maintenance). Keep up the good job.

I was there, yesterday afternoon, visiting for the possibility of renting and a very lovely lady Kathy, whom I think works there, greeted me and told me to arrange a tour with the manager. The place looks wonderful, but if the workers are as nice and kind as Kathy , we would definitely choose this place!

Kathy has been absolutely amazing in maintaining our apartment. She helped us with several important upgrades, including replacing the water heater system, fixing the kitchen basin tap, changing bulbs, updating the thermostat, and many other repairs — all done with great care and attention to detail. She's responsive, efficient, and truly committed to making sure everything is in perfect working order. We're really grateful for her support and the peace of mind she provides. Thank you, Kathy! One star less for the management. They are sometimes lazy . They did noy helped me get my partners name on utility bill even though we signed the lease and followed all the steps.

I have been so happy here over the last year and a half. I've had very good experiences with management and staff. I'm especially happy with our maintenance person, Kathy. She is super responsive, broadly skilled, and a great communicator. I used to manage buildings and had maintenance staff working for me. I would hire her in a second. The apartments and grounds are very well maintained. It's just so pretty here with mountain views, tons of trees, flowering bushes, and grassy areas to walk a dog. (Pick up after your dog or they will let you know about it though. Which I appreciate.) The complex is conveniently located right on the Orem Provo border. Short drive to BYU, the Orem Mall and major stores, Walgreens, groceries, and the Provo River walking trail. Besides the mountain views, we're adjacent to a lovely walkable neighborhood with a city park, including a playground and tennis courts. We just added a small gym and community space with two outdoor gas barbecues! Covered parking for one car. Sufficient parking for a 2nd car and visitors. I highly recommend Siena Villas as your new home!

I appreciate the quick responses from the management whenever there are issues and general questions. I also appreciate the quick attention from Cathy, with our maintenance requests! I have lived here for several years and have never had any issues!

We’ve really enjoyed living here the past 8 months. We like the layout of the apartment, location in Orem, how quiet it is, and how clean the complex is kept. It’s nice that it’s a smaller complex and that we don’t have to pay for amenities we likely wouldn’t use. Management has always been very responsive, and Cathy has always quickly and happily resolved any needs we’ve had with the unit. It’s a great place to live!

We just love this apartment and all it has to offer. Super grateful for the staff and their maintenance "J". They're all so helpful and we appreciate them all!

Lived here for almost a year now, and it is truly the best place we have lived. Apartment was freshly cleaned when we moved in with new carpet and new paint. Never had an issue with AC or heating, and they have always been SO responsive. During the winter, a tree outside our bedroom window was hitting it during a wind storm and maintenance literally had a tree trimming service fix it within 12 hours. Becca is the kindest. They give tons of notice for apartment entry or shutting water off or parking notices. They have great parking space. You pay $50 for one covered spot and then as long as your other car is registered, you can park in any uncovered spots. Always room for friends to park when visiting. No issue with appliances or anything. We wish we weren't moving!!!

Karim and Robby have been so amazing to work with. I was impressed with Karim right from the showing of the apartment. Maintenance team is quick to respond and I appreciate that. Thank you for being an amazing property management team.

Move in was easy as 1,2,3. Apartment ls are really nice and it was ready for me to move in and make it my new home. I highly recommend it.

Excellent place to live! The staff is very attentive and the payment processing online is easy to use. Edited in August, after I left in mid-May. I echo what the others are saying: Kristy and Anthony were a dynamic duo. She literally gave me her cell phone number and this helped immensely with the move-out process. Anthony was the absolute, hands-down best maintenance worker I’ve ever had in my renting life. My dishwasher never worked and they didn’t even try to charge me, thankfully I’m a manual washer anyway. I guess I was extremely fortunate bc Diana was great before Kristy. The maintenance guy before Anthony was serviceable, just overworked bc he attended to multiple facilities. I consider myself incredibly fortunate for the experience I had from August 2019-May 2022

I’ve requested replacement of Dwelo hub and nobody come back with it

Great place. I am in a wheelchair ♿️ and tge apartment complex moved the mailbox 📬 just to accommodate me. Maintenance is amazing and usually don't that day. Rent price compared to similar properties is very competitive. Located within 5 minutes of all tge stores you could possibly need. It's not noisy at night with neighbors respecting eacothers privacy and tge grounds and landscaping are well maintained.

We loved our time at Sienna. The apartments are nice and if there were any problems, Anthony and management were always quick to get any problem resolved. Great little community, clean and friendly. Definitely recommend sienna!

I applied to this apartment and didn’t hear back for a while because the office was sick with Covid. Thought I wasn’t gonna get my application feedback but the lady in the office was so nice to refund it to me due to the circumstances. If we didn’t find another place to live we would be living here.

There are always hiccups in a new move-in. I found the supporting management available to work through the hiccups, requiring Minimal effort on our part.

Just moved into Siena Villas and we love it here. Awesome apartment community. The place is quiet, well kept and professionally managed. These apartments are modern and roomy, large parking space. Rooms are spacious and kitchen is big, very quiet place. Awesome place to live!. Diana is an excellent manager very friendly and help us with everything. We are happy with the decision to have chosen Siena Villas.

I absolutely loved living at Siena. My husband and I lived there for 2 years and loved every second of it. Diana was always helpful and so friendly. Also, the place is built like a home. A lot of apartments make you feel like you’re living in a temporary space, but this place really makes you feel at home. It’s built well and there’s a ton of storage space within the apartment. Not to mention that the grounds are absolutely beautiful. I’ll definitely miss living here.

Diana was extremely helpful and considerate! I was looking for a short term lease and moving from out of state within a short time frame. She was very responsive and dedicated to provide great customer service. Unfortunately they were unable to provide a 3 month lease so I ended up leasing elsewhere. But the customer service I received here was exceptional. I would lease here based on the service alone! Moving to a new place without seeing it is stressful plus many properties are unwilling to accommodate a short term lease and or offer any help. Thank you Diana for your efforts! It was a rare and wonderful experience!

Just moved into the Siena Villas and the property management was super helpful and accommodating. The units are fairly new and were just what I was looking for. Good rent price without having to pay for parking or getting roped into paying for cable TV. No extra frills like a fitness center or pool, but it seems to be a great place for young professionals.

Lived here for just under a year and a half. Thought that the apartments were a fantastic value for the price and management was always wonderful to work with. Both the quality of the apartments themselves and the management gave the impression that the complex was concerned with getting details right and not just cutting corners to entice transient students before they realized what they had gotten themselves into (like many complexes in the area do).

We love it here at Siena Villas. Diana is so willing to help, so on top of things and just all around a great person. She is so honest and we didn’t have any surprises moving into our apartment, which we really appreciate. We have honestly never dealt with better management with a property. Maintence is also amazing, they are always quick to help and make sure the job is done and we are satisfied. Parking here is great, we have never had an issue with our 2 cars and our guests have never had a problem prkkng here either. The apartments are kept nice and clean, and are very spacious inside! We definitely reccomend Siena Villas to anyone looking for a place to live!

Siena villas is a quiet, modern yet homey, wonderful apartment complex. And management is so kind!

I've lived in 7 different complexes, and the experience here has been the absolute best out of all of them! I also never write reviews, so that should say something too. -The management is beyond amazing, incredibly approachable and willing to work with you. -The apartments are pretty new, and are kept in very good shape. Very spacious, very reliable appliances, good soundproofing between apartments. -Parking is easy for visitors: any uncovered parking stall is free game, and there are always 15+ open spots at any given time. -Good incentives if you're looking to rent between May and August. -Seriously, the management is amazing. This deserves two bullet points. Someone give Diana a raise. -While there aren't many amenities, there are public grills that have propane in them for public use, which is nice in the spring/summer. I'd recommend anyone live here if these apartments are within your price range. There's a reason they have 4.9/5 stars after 55 reviews.

Loved the place, people, and management. Just too expensive!

Diana the Sienna Villas manager is always so willing to help with any concern, issue or maintenance in a timely manner. I loved how quiet and clean the complex and building was. The building is made very well so you could never hear your neighbors walking around or talking. I also loved the parking. Anything uncovered was free game so I never had difficulty finding a spot for me or my guests. Hope to return soon!

This has easily been my favorite apartment complex living experience, and I have lived in several complexes over the years. Both Kalei and now Diana were very responsive and helpful as I have worked to get any maintenance or payment issues resolved. Having understanding and kind managers is huge and not to be understated. This complex is a bit pricier than I would have liked, but after having experienced it the slightly higher price was really worth it. I really like the architecture of the complex, the clean and well-laid out apartments with a modern look and high ceilings, and amenities like a playground on site and washer/dryer in the unit to make my life easier as a single parent. I didn't use the app and internet as much as I would have liked, but it was helpful to be able to change the temperature, turn lights on and off, and lock my door remotely with the phone app too. The location is great too with several good eating options and the mall close by. I definitely recommend it!

Amazing place to live and the management is very professional and helpful.

My wife and I live here from August of 2016 to April of 2017. We had a very pleasant experience. The location cannot be any better. It is close to (Provo) and right by the main attractions in Orem while still being tucked away in an area that is not too busy. The apartments were very nice and they kept the grounds immaculate. The front office could not of been more helpful. We would recommend staying here to anyone trying to find a place that is definitely on the nicer side, without being overpriced.

We loved living here and we were sad to move! The one-bedroom apartment has a nice amount of space in the kitchen, bedroom, and bathroom (spacious shower). The dining room/living room space feels a bit more compact. The dishwasher and stove were just okay, but the other appliances were nice. Loved having a porch for plants. Management is relaxed, but was usually helpful and reasonably quick to get back to me. Kalei is really kind and friendly and made us feel very welcome. If you're LDS, we absolutely loved this ward (Cherry Hill 1st Ward).

I lived at Siena Villas from May 2016 – April 2017. This was the first 1-bedroom apartment I have lived in. There are a lot of Pros to the complex as well as some Cons. This is based off of my experience and it may be different for you depending on what you value. Pros: • Great location. Its located between Provo and Orem so you can easily get around pretty quickly. It’s only a couple minutes from Sprouts and Walmart as well as the University Place mall. • Very quiet complex. The other residents here are very quiet. I never heard any of my neighbors above or below me. • Management is extremely nice and willing to help you have the best experience while you are living there. • Spacious bedroom and walk in closet. Compared to other apartment complexes in the price range Siena has one of the largest bedrooms and a great sized walk in closet. • Updated fixtures and well maintained apartment and grounds. • Washer and Dryer included in the apartment as well as all other basic Kitchen appliances. • Conveniently located dumpsters so you don’t have to walk far to throw away your trash. • Covered parking stall included in rent. • Plenty of storage. Large walk in closet, linen closet, storage in laundry area, large coat closet in the entrance, shelves in the bathroom. • Decent sized balcony. • Media package (smart apartment + internet) is not required which is rare. • The apartments rent is on the lower end of the 1 bedroom price range in Orem. Cons: • The complex is lacking in the amenity department. They don’t have a gym, pool, club house, etc. If you don’t plan on using any of these amenities though it’s a great place to live. • No bathtub just a large shower. • Office hours are not very convenient for those who work 9-5pm. Often times during their office hours they are out running errands etc. I recommend scheduling a time to meet with management or emailing. • Media package promises fast internet. However, its often not very fast even after contacting internet provider. • Carpet. I wasn’t a fan of the shag style carpet or how clean it was when I moved in. • Parking lot security. One of my cars was broken into 3 days before I moved out. I realize this isn’t the complexes fault, however, video surveillance would help stop thieves from breaking into cars. Other than that, I never felt unsafe at the complex as the stair wells and hallways are well lit. • Pets are not allowed. This is part of the reason I decided to move out. Overall, I really enjoyed my time at Siena Villas and would recommend it to young professionals, or married couples looking for a great complex for a reasonable price. If you don’t care about amenities or the option of having pets this complex is a great fit for you. UPDATE: I mentioned the incident with my car to management and was informed that the complex does have security check the parking lots at random intervals each night. They were extremely apologetic and she said she would let the security team know so they can adjust there schedule. I also wanted to mention that this complex does not nickel and dime you out of everything you are worth. They are honest and if you keep your apartment in good shape and clean reasonably well you will get your whole deposit back. **** In full disclaimer I did receive a gift-card for my honest review.

I love living here! The apartments are really nice, clean and quiet. The area is awesome and centric super close to everything. The apartment manager is great she's so friendly and fun to talk to.

Rooms are spacious and kitchen is big enough for multiple people to be in it and not be cramped. Bathrooms are nice and up to date as well. There is a lot of storage in the apartment and the units come with a washer and dryer so you don't have to use a communal one. Nice location, near the free way and close to the mall and theater. Great place to live and the management is great at addressing any issues or complaints.

These apartments are modern and roomy. The freeway is close along with a lot of places to go shopping. The management has been great, they have been super helpful getting minor issues resolved quickly. Great place to live for new married couples!

The best residential apartment I have experienced in many years . The Manager(Kalei ) is was very friendly and helpful to me. I like the clarity of their application and requirements...no hidden fees!. The apartments are well taken care of and they are very diversified. Most importantly it's a very safe place to live.

I have always had crappy luck when it comes to finding apartments and that all changed when I moved into Siena Villas. They are amazing! They are super nice and in a great area. For college age students like myself they are right in the middle of the Provo/Orem area and have a great location if you are looking to stray away from college housing. The apartments look new and are very clean and well kept. The best part about Siena Villas is their management. They are wonderful! They are so great and willing to do whatever it takes for you. Overall, Siena Villas Apartments are amazing and I would recommend them to everyone!

I just moved here from Huntington Beach and out of all of the newer apartment complexes I visited this one was the nicest and moderately priced for a 2 bedroom. The management was very quick to respond to my email and set something up for me right away. I ended up having to cancel my appointment with the lady and she was very flexible with showing me a few vacant apartments. The aparments are beautiful. And coming from California a total steal for something so new and well-maintained. The location is perfect. It's close to a lot of stores, the mall, and the freeway which is important to me. The community is quiet with friendly neighbors. The management even does socials for the community just so people can get to know their neighbors. And probably my favorite part is that she is always giving away gift cards at the parties by raffle. This is a great place to live with great management that doesn't micromanage its tenants.

We lived in Siena Villas for two years and would have stayed longer if our growing family didn't require more space. The apartments are lovely. Our apartment had only one other person ever live in it, and it felt brand-new. The appliances worked great and were high quality. Kalei, the manager, did a great job of quickly addressing and fixing any problems that occurred. She was also very friendly and easy to work with. The exteriors and interiors were beautiful, and I'm already missing the granite counter tops! In addition they're very quiet. We were on the third floor and rarely heard our neighbors. Overall, a great experience, and we're sad to go!

Wonderful, spacious and comfortable apartments. Feels more like a condo. The land lord Kalei was the nicest and most professional land lord I've ever had the pleasure of dealing with. I recommend this to anyone looking for a nice place to live.

I have lived at Siena Villas for almost a year and 8 months. Absolutely awesome place to live! Its clean, with well kept grounds and maintenance. Siena Villas works hard to make sure your time with them is comfortable! The staff is highly professional, polite and courteous. My last remark is that with my current job I move every 3 years, I have lived in many apartments, this is by far the best I have been lucky to stay at. I'd recommend it to anyone who is looking for an awesome place to live. I have extended to stay here at the Villas for the remainder of my time in Utah, It will be hard to leave when I move on to my next location.

We just signed our lease with Siena Villas and I wanted to leave a review to share the process we went through. On a Sunday night, I filled out a partial application and then got distracted and left it. Kalei, the apartment manager, called me the next morning to set up a time to come see the apartments. I had checked out close to 20 other apartments beforehand and each one had something I felt like I was settling on. When my fiancé and I walked into Siena Villas, it felt like a home. The apartment was actually bigger than the photos online showed. We immediately knew we wanted to sign. After ten minutes in the apartment, we decided to sign. Kalei took us to the leasing office and explained everything very thoroughly. Kalei was extremely transparent and broke down every single fee we would have to pay and ran through every aspect of the contract with us. Hands down, this has been the easiest, most stress-free, and transparent apartment signing I have ever had. I cannot recommend this complex enough. I will update this after I have lived there for a while, but if you're looking to sign a lease here, you won't find a place that will treat you better and be more honest with you.

Apartments are great. Rooms, kitchen, and bathrooms are spacious. It's a plus having a washer and dryer in the apartment. Management is easy to work with here.

We love living here. We did a pretty extensive search of the are before we moved in and loved the upgrades and the spaces and that this place is very new. What clinched it for us though, was probably the cool management.

The thing that I love most about living in the Siena Villas is how much space there is! The kitchen has a lot of countertop space and everything is easily accessible. The management is very friendly and takes the time to get to know each tenant individually. This place defiantly feels like home!

Really beautiful apartments. When we were relocating to Provo/Orem area we had a really hard time finding a nice Apartment complex that wasn't catered to single BYU Students. Siena Villas were by far the nicest in the area and really affordable. Management is great and responsive when there are any maintenance requests. The property is BEAUTIFULLY landscaped and feels more like you are at a resort than an apartment. The units have a great kitchen with lots of space to function in comfortably, which was really hard to find in other apartments. They have huge windows with lots of natural light and big patio/decks as well with each unit. It has been a great place to live so far.
