    I lived at the Riviera for almost two years before moving out out of Provo. Overall I am extremely happy with my stay there and feel fortunate to not have to deal with all the difficulty people have with most student housing around here. Pros: -LOCATION! It is literally right next to the football stadium and a 10-15 minute walk to campus. Walmart is also right down the street as well. I loved never having to deal with all the traffic and stuff south of campus. -The office is very friendly and responsive. They will take time to make sure any issue/question you have is taken care of. -Maintenance tasks are taken care of within 2 business days. It is easy to fill out a request on the website. -I stayed at two different apartments during my tenure and both were well kept and in great working condition. -The community there is very friendly. Groups are always at the volleyball courts or in the clubhouse for activities. Wards there are great too! -Parking is usually not a problem. In my two years I might have been inconvenienced by this one or maybe two times. They recently opened up an extra lot so you shouldn't have problems finding a space. -Navigating the tenant website is easy. -I never found cleaning checks to be a problem. I know other people might say differently. If you haven't learned to keep an oven or toilet/shower clean by now...welcome to adult life. Cons -It happened maybe 2 or 3 times, but the laundry machine doubled charged me. (Is it really that big of a deal though) -I don't super enjoy having to pay the amount I did to sell my contract. It seemed a big excessive. This was part of the contract I signed though so what do I have to complain?

    I live here as a BYU freshman and I love it! The social scene was great, and I love my roommates. The management is great. The manager really does care about this property, and will work with you in any situation. There are fun events put on by the staff too!

    I have been living here for almost a year now and overall I would say its been a great experience. I have loved the people here and the ward is fantastic! The pool, hot tub, and volleyball court are awesome great places to hang during the summer. Rooms are pretty spacious all things considered. The staff seem really nice but it can take them a while to get back to you. If you wait a few days and haven't gotten a response you can always go down to the office and they can usually give you an update about things. There are a few problems though, that could be worked on. The gym has equipment that isn't exactly the most functional, last time I went one treadmill was so wobbly you could hardly walk on it. Though most of the stuff works fine. Cleaning checks are a pain, they want you to do a ton of things and judge you on stuff they don't provide. They do not provise lightbulbs and have a rule that they must all be working even though they aren't provided. We have a microwave we bought they inspect to make sure is clean. And we have a garbage disposal they have had to come out and fix about 4 times. 2 of those times there has been no real reason for it to stop working and it just dies. The other 2 were my roomates putting stuff down there that should have been fine but could have been thrown out. You also have to buy trashcans that they insist must be cleaned out, nit just emptied even though they aren't provided. The only other really annoyimg thing is the thermostat. It is set to a specific temperature and while you can adjust it, it will only stay that way for 3-4 hours before reverting back. This is annoying especially as we get into summer. The venting isn't great so when you try to turn the AC up to keep the house and rooms cool you have to constantly adjust it. It also makes the summer nights hot and hellish. But overall I think its a great place to live and hope as I continue living here I can come back and edit this list as time goes on.

    I have enjoyed my time at the Riv. They are quick to do repairs. The apartments are nice. The price is right at the limit of reasonable. So not too expensive, but not cheap either.

    I lived at the Riv for 3 years. It's been so great! There have been a few bumps here and there (mostly just the way they handle last month's rent and deposits is weird). I would say overall it's been a great experience. The apartments are really nice, the clubhouses are always clean and pretty available to use, and the management has been friendly. I love that the washing machines use an app instead of quarters. I'm unsure about the current maintenance team but before Christmas we had the best maintenance team. They would show up the day of (sometimes the next day if it was late) and do the job. They were always quick and so so nice. I've seen how the Riviera has tried so hard to get people past the 2 star rating on here. I'm here to tell you that that Riviera is long gone. This Riviera will try their best to make its resident happy. Some things are out of their hands because of policy but overall you will be happy here.

    I’m on my second year living at the Riv and it is such a great place! There was some damage to our water heater a while ago and our apartment ended up flooding a few times. Each time the maintenance staff showed up immediately and fixed our problems. Jesus even stayed long after hours once to help us out, which was SO KIND. The office is helpful and accommodating and the assistant manager Zoey is the sweetest! The staff is the absolute best and they all deserve an award for being way too cool. It’s such a fun, social atmosphere (almost to a fault during Covid) and the apartments are wonderful! Flooding has been the only issue so far but the Riv has done what they can to make sure it doesn’t happen again. Best quality for the price!

    Okay here is my HONEST take on these apartments. !! They are extremely nice for the price you pay. I have tried to live at other places just as close with less room and I really couldn't find anything that matched up to this place for the price. It has it downsides of course but in my book it could be so much worse! The management has always been great to me and they usually fix stuff pretty quick! I love living here and thats why I am coming back !

    I really enjoyed living here. The office staff were very helpful and when we put in maintance requests they were completed quickly. Cleaning checks were reasonable. Parking is kind of difficult especially if you come home midnight or later (during the school year). One thing to be aware of is they start booting consistently at 10pm so if you have visitors over make sure they park elsewhere. The price is reasonable for what you are getting (especially if you use the amenities often). The gym is quite small but it’s still a gym. The clubhouse is really nice and so is the pool. I was in an apartment with 6 and two fridges and that was very nice. Volleyball is also great here. I always felt safe living here too, although with the motel 8 or whatever it is by the gas station, that can get a little sketchy at night. Also, it’s a wonderful location where you can get on the highway. It’s about a 20-30 min walk to BYU campus depending how fast you walk.

    I have LOVED living at the Riv. I’ve been here for almost a year & I can’t understand why anyone would rate the Riv poorly. First, the apartments are so spacious! The bedrooms are the biggest rooms I’ve seen in provo housing. The kitchens are a little small, but there’s definitely room to put a shelf so you have more storage space. The maintenance crew is so kind & they work so quickly. I’ve never waited more than 30 minutes for maintenance to come look into the issues at our apartment. They’re also the nicest men & it’s obvious they want you to have a functioning apartment. The office staff is AMAZING. They work so hard every day to make sure that all tenants are having an enjoyable experience at the riv. They’re super helpful & easy to work with. They’re very timely. The amenities are all great. The pool is the biggest pool that I’ve seen in provo. They’ve got a ping pong table in the basement & that’s always been super fun. The Riv is super social & I have loved my time here. i would HIGHLY recommend.

    I have loved living here! I have fantastic roommates and the staff was so helpful even before I had moved in :) I go to UVU and the bus stops are super close so it makes it convenient when I am not able to drive to campus, great location in terms of shopping and restaurants. The other residents are so kind and lots of fun, everyone has been super friendly and the events that are put on by the riv have been way fun! I am so excited to continue living here!!!

    I never leave reviews, but I felt like I had to defend these guys from all the terrible other reviews. Not going to lie, it’s not a perfect apartment complex. It’s not the most social, if you’re looking for that kind of thing, and parking can be absolutely terrible. However, they let me out of my contract two years in a row( without the 120 day notice for internship/marriage/etc) which is pretty incredible of them. They weren’t required by law to do so either time, yet they decided to make an exception both times! I felt incredibly lucky to be renting from them, especially with all the COVID stuff happening, because they were totally understanding and amazing about letting me go. The office staff is very nice and accommodating, and if you have any maintenance issues there will be someone at your door within the hour. The Riv has nice apartments, a great location, and really good management, so I definitely recommend renting from them.

    The Riviera has been fantastic. I’ve lived there for almost 2 years and haven’t had many issues. Only a few with the apartment itself but maintenance came right away to help with anything. The office management has been extremely helpful and they are the greatest. Don’t let the bad reviews fool you with cleaning checks. I was concerned too at first but they are pretty easy. Just keep the place pretty clean and you’re good.

    I don't think student housing gets much better than the Riviera. It's more on the costly side comparatively. You have the option of choosing a 6 or 4 person apartment. I've lived in a 4 person apartment for a couple of years now. The living space is pretty good, again comparatively, and the amenities are excellent. Internet issues are sparse, the office staff is super friendly, and the maintenance crew is just impeccable. The Riviera Apartments house a few wards, and mine has been wonderful. As far as cleaning checks go, a packet with the requirements is distributed beforehand, and if you just do the things on it, you'll pass no problem. That said, you actually have to clean your apartment. I've personally never failed a cleaning check. If anyone tells you the fees from those exceed the cost of rent, kindly direct them to the nearest mathematics tutor for assistance.

    great place to live, the staff is really nice, the apartments are generally in great condition and are comfortable. I like that the cleaning checks are a little stricter and so the apartments are usually on the cleaner side compared to other complexes. Kitchens a little bit small but they have nice new appliances with strong countertops.

    The apartments are spacious and the current office staff is great to work with! To all those who put a bad review: these apartments are not perfect. But having met and worked with everyone who works here over my stay, I signed on for another year. Everyone genuinely cares about the resedents. While they can't always wave a fee, or get you a parking pass, they move heaven and Earth if something is within their power. I have gone in to complain several times and they've always listened and tried to help where they could. I have never felt so heard and respected at an apartment complex.

    I stayed at the Riviera Apts from August 2018-2019 in a four-man apartment. They have shifted management and stuff a few times in the previous years, and from what I understand it wasn't that great before. But now, overall, the management is pretty good. Pros: * Huge bedrooms * Nice sand volleyball pit * Hot tub open all year, swimming pool nice during summer * Great ward, meet right across the street * Friendly management (Good hours, VERY helpful. Reasonable cleaning checks) * 10-15 minute walk to campus * Can use cards for laundry machines Cons: * Bit more on the expensive side, and prices just went up * Parking pass is $20 PER MONTH * Kitchens aren't very big * The entrance from University is a bit sketchy * Gym is small Other: * Generally really diverse (Good range of ages, schools, and nationalities) but the demographic was generally more freshmen * You have to bring/buy a lot of things (Shower curtains, brooms, mops, etc...)

    Living at the Riv has been the best apartment experience I've ever had. Everyone in management treats you like a friend and was so helpful with any concerns or questions I ever had. The apartments are nicer than any of the others I have visited in Provo. The ward I've been in is amazing and the social atmosphere is great. I would totally recommend the riv!

    I lived here for almost a year and had a great experience. The apartment complex location has easy access to main roads. The apartment was roomy, newly renovated, and had relatively updated amenities. The management were always polite and helpful. They were especially helpful when I was looking to sell my contract. The clubhouse is decent sized with nice equipment. The pool area has a grill and a spa.

    I've been living at The Riviera since August of 2018 and have had a great experience. They are are great apartments that are easy to maintain. Great pool area with a hot tub that is always a lot of fun. There are a lot of reviews about the bad management on google and I would like to graciously refute those accusations. The management namely: Jen, Maddie, Jillian, Brooke, and Tatum have become my great friends and have helped me out in every situation when I have needed them. They communicate the apartment complex's expectations very clearly and are willing to do everything in their power to make living at The Riviera an enjoyable experience. Thanks The Riv!!

    I honestly cannot express how much I have loved living at the Riviera. I will be finishing up 2 years here and the only reason I'm not renewing is because I'm getting married. Maintenance and staff are SO friendly to the point I actually know them by name; they are so helpful and respond incredibly fast. Management is super easy to work with and definitely hear you out - I've only almost failed a cleaning check once my entire time here and I felt like it was misjudged, so I sent a picture to the staff and they passed me. Cleaning checks are definitely not as dreadful as everyone makes them sound, just do your job. It has the best location and is close to everything, I have never ever had trouble finding a parking spot, and the ward/bishop are like family to me. I ALWAYS get compliments on how cute my apartment is when I have friends over because of how nicely renovated and spacious it is. Yes it may be on the pricier side, but I think the Riv has made it worth the price you pay. I would recommend living here to anyone and everyone.

    I've lived at the Riv for two years and really enjoyed my time here. The management and staff are very friendly and responsive and maintenance requests are normally handled within no more than a day or two but normally within a few hours. The apartments themselves are newly renovated and very nice with granite counter tops, hardwood floors, new appliances, and nice thick carpets in the bedrooms. The pool is open most of the year excluding winter months though the hot tub is always open. The laundry center is easy to use and the gym is an added bonus. It is generally pretty quiet from a noise standpoint though the pool and hot tub area can get loud at times. It's a ten minute walk to BYU campus. I've really liked living here and would recommend it to anyone.

    I have lived here at the Riv for almost a year and loved every moment! Office management are fantastic and extremely friendly! The guys who fix everything are quick and also very friendly! If you’re LDS then you’ll have a great ward and even better bishopric!

    After living at 3 other apartment buildings and experiencing awful, hairpulling management with Aspen Ridge (which is most assuredly run by the devil) I can say that the Riv is one of the better places to live around campus. The cleaning checks are surprisingly lenient and the office staff is actually helpful. Obviously University Parking Enfocement patrolling the parking lot at 10 and booting everyone without a pass sucks but at least we can find solace in the fact that whoever owns or runs UPE will have a very special cell in hell waiting for them.

    I have had the pleasure of living at the Riv for over a year now, and I have to say, I really wish I had an option for 6 stars! This place in unbelievable! I have lived in quite a few apartment complexes in the Provo area, and this is by far the best experience that I have had in all of Provo housing. They would need a SWAT team to carry me out of this place! Here are just a few reasons why I believe that the Rivera is in fact heaven on earth: The pool is comparable to a vacation on a summer day, in the Caribbean. When you jump into the refreshing crystal-clear water, it feels as if you are being bathed in a fountain of youth. The happiness you feel can only be described as pure bliss. The tanning area is prime for anyone looking for that golden glow! But be careful! You never know when someone with shifty eyes is creeping on you from the third floor… Another thing that makes the Riv better than anywhere on earth, is the activities that are always going on. No longer will you have to sit at home alone thinking of what to do with your life. Instead you can participate in sporting activities on the Olympic size sand volleyball court or head down to the BBQ at the pool. If all else fails, climb up onto the roof of the complex. There you will have an amazing view of Provo, as well as the option of jumping into the pool 3 stories beneath. Lastly and most important is the management. You will always be welcomed by 5 happy faces anytime you go into the office. These faces belong to Matt, Maddie, Danielle, Emily, and Jillian. All of these faces are married, except for 1. And if you are lucky enough to find out who it is…… You should make it your top priority to ask that person on a date asap as possible. These wonderful people will do absolutely anything to make sure your experience is that of great satisfaction. They also supply you with cookies and candy whenever your heart desires. And believe me, they are better than your mom’s, or your grandmother’s. In short, the Riv is everything you could’ve ever dreamed of. I am so blessed to have had the opportunity to link my bank account with such a prestigious company. I consider it an honor. It is my innermost belief that when the great Brigham Young gazed upon this valley and uttered the words, “This is the Place”, he was truly talking about the Rivera. LIVE THE RIV!!!

    Parking

    My stay at The Riviera has been from November 2016 to August 2018. The management has been very helpful and prompt to communicate with me on any issues I’ve experienced. I once had a fender-bender that required me to use a rental car while it was repaired, and it was towed because I forgot to put my parking pass on it. The Riv immediately provided me a temporary pass for the time I needed my rental car, AND they contacted the parking enforcement company on my behalf and had the towing fee waived for me. And everything was taken care of extremely quickly! They also have maintenance requests taken care of within like 2 days of me putting in requests, and even provide personal follow-up emails checking that they were taken care of. Seriously have had a great experience here and would recommend it to anyone interested in staying here!

    Maintenance

    I have really enjoyed living at the Riv. The apartments themselves are really nice after the renovation and the shared rooms have lots of space. The facilities aren’t ever very crowded and I’ve never had to wait to do laundry. The best part about the Riv is their staff. All of the office girls are really helpful and go out of their way to help in any way they can. The maintenance guys are also really friendly and do a great job. I’ve lived in multiple places at my time at BYU(liberty on freedom,alpine village, a house) and the Riv has been the best by far.

    Amenities

    I honestly love the Riv. The management is incredible. They’ve worked with me and have been so patient! The apartments are really nice, spacious, and clean. Everything was remodeled recently as well. I think the location is great because it’s right next to campus, food, and my work!

    I lived at the Riviera for over 3 years, the location is amazing and the staff is really friendly. I see a lot of people complaining about cleaning checks but I don’t remember ever failing one BECAUSE I CLEANED IT. Only issues that I had was trying to pay the rent online but other than that I can tell that management is trying their best to build connection with their tenants.

    Parking

    Honestly I don't understand the one star reviews on the Riv. Personally, I have had little to no problems while living here. The laundry room isn't ideal, and sometimes their website malfunctions while paying rent, but other than that, I have loved living here! I can always find parking even late at night. The apartments are nice and updated. It is in a super convenient location: near BYU and many food places. My only complaint is that the kitchens are a little small and it is not as social of an environment as many other apartment complexes are.

    I've seen many 1-star reviews here which I believe to be completely unfounded. My experience with the Riviera has been nothing but pleasant. The leasing staff has been great to work with, management isn't all that bad, and when my circumstances called for a sudden change of location they were very willing to work with me. They have quick to respond, eager to help, and diligent in follow up. I could really feel they were doing all in their power to help me with my situation. Thank you Riviera for a pleasant experience and I look forward to leasing with you in the future.
