How consistent is the rating
Its rating has stayed within about ±0.3★ of its average over time, month to month.
Sharpest stretch: fell from about 4.3★ to 3.1★ around Jul 2024, and has since climbed back.
Measured from the rating weighted by how many reviews back each month, so a single review can't swing it. Sourced, not scored.
Every review over time
All 51 reviews by rating, back to Jul 2014. Bands of orange show when low ratings clustered. (Older dates are approximate.)
How the rating mix shifted over time
Share of each star rating by year, normalized to 100% — so a growing orange band means a rising share of low reviews, whatever the volume. (Older years are approximate.)
Rating trend, two ways
Mean (solid) vs median (dashed) by year — a gap means opinion split that year.
Of the reviews left each year, the share that were 1–2★ — the unhappy-review rate.

Management rocks, all super nice and efficient

Office manager, owner and maintenance are all helpful and vested in making the property a great place to live. Close to BYU campus, good parking and amenities. Reasonable rates. Many students stay for multiple years. Great experience this year!

I’ve lived here for 2 years, and it’s great! The social scene is incredible, and the location is perfect with private drive parking. Management is only open for 3 hours/day during the week, but you rarely need to go in person to the office, so it’s not typically an issue. They’re very kind, helpful, and keep everything fair

If you are a BYU student, I honestly believe it is the best place for you to live. I have lived at Centennial (also good) and Liberty (very bad). Management is prompt and responsive, and I had nothing but positive experiences with them. I made a pretty big error that would have left me deep in the hole, but they gave me the benefit of the doubt and worked with me through the issue. Absolutely incredible apartments that I would recommend in a heartbeat to anyone. Literally the only downside that I can think of is that the hot tub is closed in winter. That's it. That's the list. Tip: I STRONGLY recommend getting the 4 person apartments, its a bit more expensive but absolutely worth it. They could add $100 to the rent and I'd still recommend it. Killer place. Live here.

This was my main home when I lived in Utah. If you like a being very social with your roomates and neighbors then this is the place for you. Everyone likes to sit outside in their yard during sunny days in the complex and everyone is very friendly. In walking distance from the village so you can get sodalicious as well as a little longer walk to chip cookie and other places in town. If your really ambitious you could hike all the way up to the Y from here. OH! and the BYU creamery is not far! That's important!
- ★★★★★Aug 2018
I loved living here! It's super social! And management always communicated well with me!
- ★★★★★Aug 2018
The social life at the colony is great, but the apartments and management themselves are just ok. The management is only open for a few hours a day, and they are still pretty old school - checks and cash are preferred for rent, you can only use a card if you accept a 3% charge, etc.... Despite that, though, the staff responded quickly to emails and were always friendly. Like a lot of places the cleaning checks are inconsistent. Sometimes the just look at the hallway and check you off and the other times you fail due to some dust on the floor. During the school year yhe social life is solid and it only gets better during the summer. People are pretty mature and the ward is great.
- ★★★★★Aug 2018
The apartments are fine, but certainly not the highest quality. For the price and convenience though, it's really a great place to live for BYU or UVU students. Management was always quick to respond to issues and easy to work with. Definitely worth a try for a semester or two.

First and foremost, let me establish one thing. I am the longest living resident The Colony has ever had. At least, that's what management told me when I moved out. So, I promise you, I know the good, the bad and the ugly of this place. I won't say I'm the most qualified person to be reviewing this complex, but I think I come pretty close. Yes, the apartments are old. This is not luxury housing. If that's what you're looking for, go to The Village or College Place. The Colony was built in 1963, so they're over 50 years old. That does lend itself to drafty windows and squeaky floors. That being said, every single summer, the owners of The Colony do a maintenance project to update or better the apartments. One year, it was putting light fixtures in the living room (before that all we had were lamps). Another year, they installed new fridges and ovens in every apartment. They also painted one summer (which was the worst because our apartment smelled for days and we all had headaches), but the idea is that they're always doing the best they can to freshen up the apartments while the apartments are constantly occupied. As far as space goes, these apartments are some of the largest in Provo. Some of the rooms are different sizes, and that discrepancy is frustrating because everyone pays the same rent (in the 6-person apartments - both rooms are about the same size in the 4-person apartments). But, I personally never had storage problems while living there. I also didn't spend large amounts of time in my room, whether I was in the small, medium, or large room, because there's plenty of space to be down in the living room and kitchen or outside. The kitchen is very nice sized, and there's plenty of cupboard and shelving space to store all you need. The living room fits a lot of people and is open to the kitchen, but not so much so that you can't have two different things going on in the different rooms. The wards and atmosphere are social, and I've never been in a more unified, caring or inclusive ward. Each apartment has a lawn area in the front and a stoop or ledge to sit on outside, which creates a social atmosphere for the entire complex. Parking is a breeze, as you can park on the street or off the street, and I never went a day without finding a spot close to my apartment. The pool and hot tub are closed from October to May, and that's a bummer, but they're good amenities to have. There's also a small barbecue area, a sand volleyball court and a basketball court. The management and owners, compared to others I've dealt with, were friendly, accommodating, and professional. Just like anyone else, if you approach them calmly and are reasonable, then they'll treat you the same way. Office hours are limited, which didn't always work with my work schedule, so that's a downside. Rent is also high for 50 year old apartments that hold 6 individuals, but if you look around, it's high everywhere in Provo. That's a BYU Housing monopoly problem, not a Colony problem. Overall, I would recommend The Colony over and over again. I have no regrets about living there for as long as I did. If you're looking for a spacious apartment in the middle range of nice-ness (as far as Provo housing goes) and a complex that seems to attract really down to earth and friendly people, then this is the place for you.

I came here after living in a place that was managed by Aspen Ridge and holy cow the contrast is big. The office is very personable and the apartments are kept up well. They have onsite maintenance that are fast to act when you request something. Well done Colony Apartments!
- ★★★★★Nov 2017
The was my favorite place I lived all 4 years of college. They're not the nicest apartments in the world, but the setup is such that it fosters an extremely social environment. I lived in both wards over my 2 years here and had a great experience each time.
- ★★★★★Aug 2017
Best place I've lived so far in Provo! The people who put negative reviews here are ridiculous! Great people, best management I've ever had, and a great ward! There is a reason the colony is hard to get into because it's so good! It's also a little bit older of age but not too much so it's good for upper class men.

It's a decent price. Nice management. Takes a little long to get work orders done. Not lenient on contract signing. Sometimes lenient on cleaning checks, other times not. Nice management though.
