    I have lived in Sparks for over a year and honestly it has been a really good experience. Management is super friendly and maintenance requests are taken care of almost immediately. They have a nice pool, hot tub and lounge. The laundry machines have this nice feature where you pay through your phone and it keeps track of how long your load is going to take. If you can get 5 dudes together or 5 of your girlies, Sparks is a sweet place to live!

    I have lived at Sparks II for almost two years now and I love it!! It is a fun place to live with a great community and lots of fun activities to do. Plus the management now is very responsive and always helping with issues or repairs. I would highly recommend as it has a great location close to bus stops and BYU!

    Sparks is a cheap place with townhouse style living which I have thoroughly enjoyed. While it is far from campus, there is a bus stop less than 5 minute walking distance and BYU Ryde shuttle comes twice every hour. The office staff are very easy though sometimes hard to get a hold of. Their online payment system can be annoying because if you choose e-check it takes a couple of days to process and there is a fee. While I don't own a parking pass, the parking appears to be easy to navigate. Overall, I have enjoyed my stay at Sparks here due to just the easiness of living here.

    Overall, I've really enjoyed my time at Sparks II. The location is close to BYU campus, and it's nice to have VASA so close as well. I have also had VERY POSITIVE experiences with management at the complex (the current management has been here since May 2022 as far as I know). They plan activities that are genuinely fun to attend, are kind people, and response times have always been quick. The price increases for rent are a bit hard on the wallet, but rent everywhere in Provo has been going up, so it only makes sense. Also, the ward community is amazing.

    Sparks II a wonderful place to live if you are wanting to live on a decent budget. Even though the place is cheaper than most areas in Provo, don't think it's a bad place to live. Sparks II management have been very quick to respond and have fixed each problem we have reported in less than 48 hours. Very chill and enough space for everything you need. If you are looking for a great place to live, I highly recommend here!

    Great price, everything works well in the apartments. They are older but don't let that turn you away. We had our stove break but they replaced it within a few days of us saying we had an issue. They are a very responsive management. The washers and dryers are great (you do have to pay) and the pool/ hot tub are as well! Fantastic wifi. No real problems, or at least none that a responsible adult can't handle. Love this place and will live here for a while.

    Solid apartment. It is a little cramped, but management is quick to solve issues and super chill about cleaning checks. I have never had any issues with them:) There are not any hidden fees which is amazing. Downside is that parking is a tad pricey, but you are guaranteed a close spot, so it is a toss up on if it is worth it. There are a couple of different bus routes close by to get wherever you need to go and it is only a 15 minute walk to south campus.

    4 stars because it's good, but nothing goes out of its way to impress you. It's a good little apartment. Management is easy to work with and accommodating. rooms are nice but not anything amazing. The best part is the two showers, worst part is upstairs is always too hot.

    Choosing the right housing is difficult yet super important. I have lived 5 different places in Provo and had a couple nightmare experiences with previous apartments. I really like sparks, but it’s not perfect so I will try to give as detailed and accurate review as I can. Pros: -Year round hot tub is fantastic! The swimming pool during the Summer is awesome, and the clubhouse is great for parties or hang out sessions. -Management is by far the best of all 5 places I have lived in Provo. Some people still complain about the management, so let me clarify what I mean. The apartment manager, Stephanie, lives in an apartment here in sparks and has been very helpful and reasonable to me. Like all management she is going to follow and enforce the lease that you sign, but overall is quite reasonable. She is relatively strict about cleaning checks which can be seen as either a pro or a con. Personally I like that we have frequent cleaning checks because it keeps my roommates accountable and our apartment always feeling clean. They are extremely nitpicky about the bath tub and oven, but other than that it is easy to pass. -The living space is not elegant. It’s an old building with a weird layout. Some of the rooms have bunk beds which I personally would never want to use. The walls are old looking, but overall the place feels clean and well maintained. It’s not fancy, but for a lower budge apartment I think it’s great because I have always felt safe and clean. -Parking is good. About half the time I am able to park a few steps away from my back door which I love. The alley way leading to the dead end parking space is long and narrow and crowded. Luckily there is overflow parking right across the street so you will always have a parking spot within a couple hundred feet of your door. That’s assuming you have a parking pass. Without one parking on the street is not fun and if you get home late you may be parking up to half a mile away. Cons: -The A/C and Heating is in a closet right next to the living room and is quite loud and annoying. When watching something on the TV the noise gets very annoying. This frustrates me so much and is the only real reason I would consider not living here. -If you are unfortunate enough to get a top bunk (as I was for 3 weeks) it can be a miserable experience. During the summer it gets super hot and I found myself sleeping on the couch most nights. It’s also really inconvenient getting up and down from the upper bunk. I do know some people who like it so I guess it’s all preference. -Decent location right next to a bus stop to BYU camps, VASA, and some food options. Honestly I liked the locations west of campus a bit more because they are closer to food, stores, and other places to go. I’ve stayed at worse and I’ve stayed at better, so overall I’d say sparks is average. -Like every place I have lived at there are lots of hidden fees and such. Along with paying for internet, parking, and utilities there are other random fees like carpet cleaning, mattress liner, etc. I hate this about living in an apartment, but it’s defiantly the norm here in Provo. Consensus: Sparks is not perfect and not for everyone. It has many pros as well as cons. That being said, out of the 5 places I have lived in Provo this is the only place I chose to stay for more than a year. I have never had a major maintenance, management, or roommate issue. The people and ward here are great! I have no problem recommending sparks ii.

    Sparks II is overall a very homely place to live. So far the management has been great and maintenance requests are responded to very quickly. It is kinda old and smells a little weird. Also, my roommate can't even fit on his bed because the bed is too short. Overall this is a good place to live.

    Great single housing! Nice pool, hot tub and clubhouse with billiards, ping pong and piano. Staff is helpful and friendly. Cleaning checks are easy, and they provide free food on those weekends. Apartments have 2 levels, with bedrooms in the top floor. The downside: personal storage space in the apartment is limited. However, the limited storage space makes cleaning checks even easier.

    I just moved here to Sparks II Apartments but even before I moved in I'd heard amazing things about this place! It's the perfect balance between quality service and a reasonable price. Every time I need help with something or have a question the managers always help me out right away and they genuinely care that I happy with my stay here. One of the things that stands out as well are the people at live here. It's like a big family! I love this little community! The apartments may not be the fanciest thing out there, but it's perfect for my needs. I guess that's just the style they're going for. Anyway I would definitely recommend these apartments!

    Some of the best people you will ever meet in your life live here! They were overwhelmingly friendly and real and the ward might be one of the most uplifting i have been to. Everyone makes you feel loved and uplifted and the bishopric is like having family right there with you. Updated bathrooms are beautiful but rest of the apartments are outdated and not good to clean. Only bone i have to pick is checkout cleaning. My Sister-in-law and I spent a solid 6-8 hours moving and cleaning a majority of the apartment (cleaning not fairly split) and still I failed my cleaning check. Not sure what else or how many hours we could have spent to sufficiently say it was clean. I did go and talk with management after and they came with me to look at it. Sam and Husband are super sweet and will stop and chat with you on a whim. (plus their baby is adorable)

    SPARKS II Sparks is a great place to live! Only things I didn't really like: The apartments are a little on the older side and the wifi isn't that great (you have to either buy an ethernet chord or a router yourself). Also they have washers and dryers, but they are a little expensive. about $1.50 a load and $1.00 more to dry. Otherwise though it is awesome! The owners are extremely kind and understanding! I never felt like they were scamming to get my money. They were always glad to help, and very accommodating. Cleaning checks are a breeze if you clean. The WARD IS AWESOME! The people here are really down to earth, kind, and fun. There also is a good mix of older and younger college students. There is a pool and hot tub that are nice to use! The free shuttle comes right by the apartments every half hour and drops you off at campus. I would totally live here again!

    This complex is definitely a top area to live in. You get apartments with pretty decent storage, good pool area, clubhouse you can schedule whenever you'd like (most of the time it's free for whoever wants to use it, it has netflix!), and it doesn't feel crowded. Probably the best part though is the people living here! Sparks attracts a lot of pretty relaxed and happy people, I've never had a disagreeable roomate, management honestly cares about residents, send them an email and get a response within the hour normally, and in general the complex stays pretty quiet for study and sleep past about 11pm. Great place! Pretty much only downside is the fact that you'll never leave once you figure out how good it is.

    The apartments are great. They give enough room that you don't feel too cramped and allow privacy since there are two floors. Management is super friendly and responds very quickly. Not only that, but the ward is incredible! The people are fun, friendly, and involved without being creepy or socially awkward like your stereotypical YSA ward. I'd definitely recommend it to anyone!

    I love these apartments! The management is very responsive and the houses are nice, comfortable and a good size for the price. They are close enough to campus for walking but the bus to campus passes maybe 30 steps from my front door anyway. I would recommend them!

    The Sparks II really is the best. I've never stayed more than 2 semesters anywhere but I'm planning on staying! Management is great and maintenance is super quick. Lots of cleaning checks but they're super chill as long as you do them. The ward is literally the best. Super social complex! I would recommend it to anyone!

    I lived here through the Spring and Summer on a whim, and discovered it was most pleasing. So much so that I had to come back and sign a year round contract, and just signed another. PROS - Two Stories, you don't know how much you need this till you have it. - Bathrooms are superb. - Gas Stoves/Ranges!! By far my favorite feature of the apartment. - Management: Unbeatable - Parking, Management only sells enough parking passes for the number of stalls available, so you can always find a spot. Unless someone is parking in Spark's stalls illegally. - Neighbors: there must be something in the bricks that build these apartments because Sparks consistently attracts awesome people. Super friendly atmosphere. - Bus Stop: Literally right in front of the complex, comes every 30 minutes and takes you directly to campus. - Location: have the late night munchies? Oh look, Taco Bell and Little Caesars are across the street, need to work off that Taco Bell belly? Oh look, Vasa Fitness is your neighbor. Vasa too expensive for your college student budget? Oh look there's a Wells Fargo Bank right there. Don't have any money in your poor bank account? Go sell your body at Grifols plasma center and fill that sucker up. Speaking of filling up, there's a gas station right here too. Seriously it's like a Great Barrier Reef ecosystem. I could go on for days... but CONS - Bedroom walls are thin, or maybe they just seem thin because my neighbor is a Trumpet Major. - Can't bring your oversized beanbag here, or the old comfy sofa from the 70's that you found at the DI that probably belonged to a distant relative you only saw at the family reunions.

    Sparks offers an inexpensive and lowkey option for those just looking for a place to live and study. There is also a good social element with the close proximity and intimate nature of the apartments. One can choose to be social and go out the door to the middle of the "o" and have fun at the pool or clubhouse, or go out the back door to the parking lot and never talk to anyone! Really the choose is yours, and Sparks offers a chill and open atmosphere to make that choice. Management is great as well as the ward! The BYU bus passes right in front, and VASA Gym as well as an assortment of restaurants (pizza, mexican, etc) are within walking distance.

    Sparks management is extremely friendly and accommodating (much more helpful than management I have seen at other apartments, such as Canyon Terrace). The apartments are clean and in good condition (no leaking ceilings ;) ), and the furnishings are modest but adequate. We have a dish washer, which is lovely. It is a twenty minute walk to campus, but the Ryde comes by and will take you to and from campus for free if you wait at an appropriate time, so that is not a big deal. All in all, quality housing, good people, and worth coming back to. I've purchased contracts here for the whole next year.

    The thing I love the most about Sparks is the management! They are always helpful, understanding, and quick to act on our problems. I definitely feel they genuinely care for their tenants. Now, the buildings themselves are older but in the past two years they completely remodeled all the bathrooms and the hot tub! The pool is a good size and is conveniently located in the center of the complex. The only thing holding back a full "5 Stars" are the parking limitations as Sparks is located in a pretty densely packed area of real estate (pros: close to campus and businesses such as VASA Fitness, Taco Bell, Little Ceasars, Grifols Plasma center, etc; Cons: Tons of college students) As of May 2016, both the private Sparks lot and the Sparks-specific stalls across the street are now being patrolled nightly, so that has eliminated past problems that tenants have had in with unauthorized people parking in our spots. Despite this, finding open parking spots after 10 PM can be a challenge. However, this definitely doesn't outweigh all the good things I've loved about this place, which is the reason I'll be living here until I graduate in April 2017!

    Great place to live, the people are friendly and the apartments are nice. They might not look that great from the outside, but they are very nice on the inside. Probably the beset part though is the management. Jamie is hands down the best manager I've had while living in Provo. she doesn't try to cheat you, she is friendly, flexible and easy to work with and makes sure things are always taken care of.

    Good place with understanding managers! The apartments are kinda small, but it's full of great people who are welcoming and more than willing to help you out with anything you need! It's close to BYU, within walking distance. Highly recommend to first year students who are looking for a cheap fun place to live!

    I have loved living in Sparks! I've been here for 3 years and it's great! I love having on-site management that is super friendly and it's about a fifteen minute walk to the south end of campus. Very friendly environment and generally attracts a lot of fun people.

    I have only lived here for two semesters, but I have absolutely loved it. Despite the fact that it is about a 15 to 20 minute walk from campus, it is totally worth it. Management here is great. Maintenance is fantastic. I have had everything repaired or taken care of within the first day of posting the problem. I would HIGHLY recommend living here.

    I love the Sparks II apartments! The new manager is absolutely amazing and always plans fun activities so we all get together often. The ward is amazing! The maintenance people take care of things really quickly. One time I got locked in the bathroom because the door handle broke and the next morning it was fixed and I'm still alive! :)

    I've met so many great people at Sparks and the management here is great! The pool, hot tub, and clubhouse are awesome! The apartments are rather old, but maintenance is good. It's not the closest apartment to BYU campus, but the walk is manageable.

    I've enjoyed my stay here! It's been nice having a hot tub to relax in every once in a while, as well as a ping pong table and piano! They're some of my favorite things. Management has also been easy to work with and they respond quickly. I'm moving out next season, but only because it's too far from campus. I'll miss the ward and totally recommend it because of the people!

    I have lived here for a year and a half, which is the longest I have ever stayed at an apartment complex - so that's saying something. The only reason I'm leaving is because I'm getting married, otherwise I'd probably stay longer, because I like it that much. Cleaning checks are super easy (if it looks like you cleaned, you pass) which is nice as a busy college student. Management is AWESOME! Parking is free, and there is always a spot. The ward is great and the bishopric is very active in your life. The only reason I gave it 4 instead of 5 stars is because there has been some theft around here (bikes stolen, cars broken into it), but if you keep your bike locked up and don't keep anything valuable in your car, you should be fine.

    I don't give 5 stars to much of anything, hence the 4 stars. The Management here has been spectacular as they have strived to understand that I am a student and as such they have worked around my schedule have been flexible with payments and pretty responsive to maintenance requests. Its been a fun place to live and in a great location for easily getting to campus walking, biking or driving.

    I stayed at Sparks II for 2 years because I loved it so much. I had never lived in one spot for more than a year, before that. The management is awesome, the ward is friendly and down-to-earth, and the apartments aren't too shabby. I love the townhome feel to them. I would definitely recommend Sparks II to anyone who asks.

    Great place to live! The management is very responsive, but also down-to-earth and reasonable with rule enforcement, cleaning checks, etc. Sparks uses swamp coolers, so during the summers the apartments smell a little damp. The bathrooms were recently remodeled (in my apartment at least) and are really nice. In the six-man apartments, two of the rooms have beds inserted into the wall, so if you're >6 feet tall, you might be a little cramped at night. Lots of parking. The ward is good (age range 19-28, with the majority being 20-22) and social.
