Awesome community complex apartments, love living in this community. Small, but cozy. The team members are super friendly and they solve everything you need in a few days. Great facilities!!! Have been here about a month. The process to get approved and move in was great. Emma was incredibly helpful and responsive, which I appreciated. We were given all the information we needed along the way. The apartment was actually clean when we moved in. Kirt was also very helpful when moving in and following up with us on anything we needed. Living here has been great so far.

We have had nothing but a fantastic experience from the very beginning. From the moment we began looking at the property, until we moved in. The staff is incredibly helpful, polite, and always willing to go the extra mile.

We’ve been living here for a few months now and it’s been great so far. From the beginning, the staff was incredibly helpful and accommodating , especially with our tight move-in timeline. They worked with us, got everything approved quickly, and explained the whole process clearly so we felt informed rather than rushed or taken advantage of. It was one of the smoothest moves we’ve had, which was a huge relief. Since moving in, we’ve had a couple minor maintenance needs, but every time the response has been fast and professional. The maintenance team has been friendly, respectful, and quick to solve whatever issue we had without any hassle. On top of that, the grounds are consistently clean and well-kept, which makes the whole place feel cared for and enjoyable to live in. Rent is definitely on the higher side, but considering the experience we’ve had so far, we feel like we’re getting our money’s worth (which isn’t something we could say about many places we’ve lived in the past). With responsive staff, clean property, and an easy living experience overall, it’s definitely felt worth it. We’re happy here and would recommend it to anyone looking for a place that’s well-managed, comfortable, and genuinely pleasant to come home to.

These apartments are very well maintained from what we saw on our tour with Emma! Emma herself was very kind, informative, upfront, and fun to talk with as we looked at the demo apartment. The common areas like the pool and gym and entertainment rooms were up to date, and the grounds/parking areas also looked well kept. Overall a 10/10 experience, great apartments!

Apartments are beautiful, location is great, and Emma is an absolute doll - super friendly and honest - truly one of the nicest people ever!

I lived at this community for the last 5 years. Absolutely loved the community and having so much around us to do being right along the main streets in Orem. Emma the property manager does an amazing job as manager. Communicating with residents, running fun events for the residents and always friendly and professional. A big improvement from the last manager. Jeff is an amazing Service Supervisor and really goes above and beyond to take care of us and fix anything quickly. Even if the fix wasn't easy, he makes sure we know what's going on every step of the way.

Update FAMILY ORIENTED: Emma and Curt have earned infinite amount of stars and my utmost respect, not only do they care about you, but they understand and care about your family, the fact is it takes a village to raise children and these two are a part of my village, Emma has helped us countless times and now Curt a new face has ensured that the true mantra of ICO Monteval is a company that will work with you, for you and for your family, i couldnt ask for a better place to live for my family and myself, there are nothing but great people at Monteval. Jeff, Emma and Curt have made this place feel like home, special and have truly proven that they are a part of our village and truly care about their residents! I got to work with Jaida as I was touring this complex and it was a pleasure. She was very thorough and transparent on all the pricing and availability on the units. She also did a great job of showing me all the amenities and benefits of living there as well as answered all my questions. Very professional staff and great apartments!

I have loved living at the ICO Monteval. I have lived here for a year and a half and I love the amenities and how responsive the staff is. Every time I submit a maintenance request it is fixed in a timely manner and they communicate with events and annual maintenance clearly.

I love living at ICO Monteval Apartments! I have a 2-bedroom, 2-bath that is spacious and well designed. It feels very comfortable and inviting. The highlight of my unit is the third-floor location with an unobstructed view of Mount Timpanogos—seriously breathtaking. The property is well-maintained, and the management team (Jaida, Emma, and MaintenanceTech Jeff) are very friendly, professional, and have been responsive to all of my needs and concerns. It seems like the community amenities are top-notch and really enhance the living experience. It's clear that these people prioritize their residents’ comfort and satisfaction. If you're looking for a modern, clean, and serene place to live with gorgeous views, I highly recommend ICO Monteval Apartments!

I toured with Jaida and she was very helpful! She showed me multiple apartments and was very informative. I had a few questions the next day and Emma was always quick to respond and clarified all my questions!

Monteval is a great place to start gearing up towards your own home they offer a few programs that help you choose that forever home. The apartments themselves are well taken care of and everyone seems to be very friendly.

Have been living here for several months and the experience has been great! The office staff are really nice and act fast especially when putting in service requests. There's also quite a few high quality amenities that I use such as the gym and their computer/printer room. Really recommend living here if you are considering it as you definitely won't regret it.

Emma is delightful! I'm glad I chose to live here! In a few months will be almost a year since I moved in And Emma & Amy have always answered my questions promptly! Requests are addressed quickly! Jeff came & took care of everything already! He's kind & professional, & dies a great job! Thanks guys! I feel at home 💕⭐ The facility had a Pool Party for the residents. They had food, fun & games. The staff is so friendly, they made sure people had what they needed, & offered more food, had the kids playing games at the pool, etc., We had a good time❣️ Thanks guys 🎉👏

I’ve had a fantastic experience living here ]! The amenities here are very helpful, such as valet trash service that makes life easier with having a toddler. The property is always clean and well-maintained (even in the winter), and the staff is incredible—always friendly, professional, and quick to address any questions or concerns.

I’ve lived here for over four years across two different apartments and have loved it—no complaints! Emma, the community manager, is so kind and accommodating to me and makes it a good home, especially with my pets!

Best apartment I’ve ever been to. Management is super nice and so on top of fixes and help. They even check up to see if everything is good and to our working. With the utility bills it can be sort of pricey but definitely worth it. Never felt so secure and safe in a complex before. Amazing job!

Great staff, friendly neighbors, good amenities, and a solid location have made my stay here excellent so far. Emma, Jeff, and Amy were awesome in regards to helping me get my new place set up as well as helping with any questions or requests that I had. Overall it's been a great place to live and I'd recommend it to anyone!

I've been a resident here for about 6 months now and I absolutely love it! The apartment is clean, spacious, and the best part is that there is a lot of daylight coming into the unit! The community is quiet and the people are always sweet. I never feel unsafe here no matter what time of the day it is. If anything needs fixing up, I just have to send a text, and Jeff comes within minutes to help. Emma in the leasing office has also been super helpful and supportive during my entire time here at ICO Monteval. No regrets and absolutely no complaints from me!

This apartment complex has by far been my wife and I’d best experience renting so far. I feel like most managers are trying to do whatever they can to get you for messing up so they can fine you. Not Amy and Emma. They are wonderful managers! They care about the community and individuals who live here. They are always putting on little activities and get togethers at the office to get to know us and for everyone to chat. The apartments themselves are also clean and well cared for. Not to mention, if anything stops working or needs serviced, Jeff will be on it quickly and get it fixed right away. He also takes the time to learn your name and get to know you. Top tier service Definitely recommend

We LOVE this apartment complex so much with how much there is to do! With being a stay at home mom and my husband working full time I love that there is a pool and activities to do all the time! Jeff especially with the maintenance team has been awesome in helping us out! He’s quick and always asks if there is anything else going on that I may have forgotten about and is so respectful! Definitely recommend this apartment for someone looking for great security and hoping to get work orders complete quickly and efficiently

Since I've moved in here a month ago, everything has been wonderful. I adore the apartment's layout, especially the kitchen! Although some people would consider the price to be on the high side, you definitely get what you pay for. The management team is excellent, and communication with them is quite simple. The neighbors are wonderful and very peaceful. It feels like home and is by far the best place I have ever lived.

I have lived here for going on 3 years now and this place is Amazing. Paula and all of the staff are incredible and caring. They are always quick to respond if anything is needed and I can’t put into words how amazing Paula is. She truly cares about the residents and I’m so grateful for her. I love, love, LOVE living here.

Paula is the best!! My wife called in with a concern about one of the neighboring residents car and she handled it like a pro! With in minutes she called back left a super detailed messages, laid out what we can do and ultimately had it resolved in under an hour! Hats off to her work ethic and diligence to help out!! She cares about the tenants and does a great job managing the complex! I would definitely recommend speaking with her if your interested in renting in the area!

Great place to live. We moved here within days to have our firstborn and just in love with the apartment, amenities and the staff. Everything we need assistance with they are super quick to help, the pool and gym are amazing. We had a fire drill when baby was newborn and Paula was kind enough to let me know when was about to happen so I could hold baby and make sure baby would get scared with the loud noise. Super recommend this place if you want to feel like at home.

I have lived at ICO Monteval for 2 years as I've been in graduate school. I'm very happy this is where I decided to live. They are so flexible and worked with me and ensured constant communication when there were changes happening. When I was having an issue, I can put in a request and they are there to fix it within minutes. The views are amazing and I love the pool and workout space. Additionally, I was able to use the conference room on multiple occasions when school was online due to covid. I would definitely recommend this place to others! I've had a great experience!

We lived here for a little over 4 years. Quiet (rarely heard neighbors), great amenities, friendly and caring staff. Paula, Jeff, and Paul made our life here easy! Service requests were always filled quickly. I’ll miss calling Monteval home!

Jeff, Paula,and Darin are amazing to work with. They all exhibit 5 star customer service. The grounds and office are super clean and they are all friendly and nice. I recommend ICO Monteval to anyone looking for a great place to live.

My wife and I have loved being able to live here, and we have especially loved that the staff all know us by name and how prompt Jeff is at responding to our maintenance requests, usually within the hour!

ICO Monteval is an ideal community and it is predominately due to the wonderful management (Paula, Jeff, and crew). They provided a quality and clean apartment and have been extremely helpful in anything we needed to get settled in. We certainly made the correct decision to select ICO (and Paula and Jeff)!

Excellent service, maintenance is nice and on problems immediately, Paula is a absolute saint and Jeff is a great guy they really care about everyone who lives here. Walls are really quiet and great construction, don't get that much quality from apartments anymore. Great security and places to walk your best friend! Well maintained gym and facilities, trash is taken care of, just leave it outside your door and its gone before you know it! Everything they can do to make you feel better and safer they do. Apartment was close to perfect when moving in, one of the safest places in Orem in my opinion, and great access onto state street. Smart security system works good and they help you if there is ever a problem. Truly recommend this to anyone moving into Orem, even has great access to UVU and other schools

I have really enjoyed living at ICO Monteval for the past 3+ years and would be happy to stay if I wasn't leaving Utah. Paula, Jeff, and the rest of the crew have been fantastic over the past few years and were wonderful at getting back to me ASAP (whether it be a maintenance request or a general question). If you are looking for a place to live in Orem, I would highly recommend at least checking out ICO Monteval.

I moved out 3 months ago and had a very good time at Ico Monteval. Paula was very quick to respond to any question and the maintenance team is superb. If I were to move back to Utah I would move back here. Only bummer was having to pay for cable in the contract since I only stream and use the internet. The unit I lived in was very well kept up and hardly no issues except sometimes hearing the people above partying to loud occasionally. But overall I really did enjoy my time here and for the area it's located in, it felt very worth the value. And of course having the smart home features made things very fun living there haha!

I absolutely loved living at ICO Monteval. Paula and the maintenance staff are amazing here. I don’t ever leave reviews anywhere but this place deserves the recognition. Paula made me feel as if we’d been neighbors for years and went above and beyond to help me and answer any questions I ever had. I loved the apartment I was in but I believe the staff is what made this place so much more enjoyable. In today’s world of renting and crazy apartment living it’s rare to find such a gem.

Update: It's been two years and our time here has unfortunately ended. If I could pack Paula and staff with us I would. I moved in a week before Covid lockdown and the staff helped us through it all. Only gripe I have is the entertainment package you have to pay, but that's my beef with the big cheese and not anyone at the office. PS: The events they have are a blast! My wife and I were hesitant to spend a little more than we first anticipated on an apartment. Boy, have I not regret it! First, the manager (Paula) has been more than accommodating to us these first few weeks of moving in. It's funny to say that my property manager is one of my good friends! And second, the maintenance is so kind and quick to help when you give them a call. A quick shout out to Jeff! :) My dog is a Maltese, so by nature she gets excited to run out to go potty (small dog, small bladder). Well, she got so excited to go potty that she went potty right in front of our apartment before she could make it to the grass. Jeff was just passing, saw it and came back with a mop before we even made it back! We appreciate the ICO team. - Bryson + Madi

I’ve been living here for almost 6 months now and can genuinely say that I enjoy living here. One thing that stands out about this place is that it’s an ICO Community. I’ve lived in an ICO Community before and we’ve never had problems, so I decided to look for a new one and found this community in Orem. I love that there’s modern technology everywhere and even an alarm system which isn’t too common. Everything is app controlled and convenient. Whenever we need maintenance done, the maintenance crew is the best. Jeff always works hard and makes sure the issue is fixed. Even when you don’t have a problem and you see Jeff around he always greets you, asks you how you’re doing, and how’s everything going with the apartment. Jeff always goes the extra mile. There is another gentlemen that goes around and cleans the hallways leaving them clean and smelling nice when he mops.

Living at ICO Monteval is truly a pleasure! From vaulted ceilings to a full sized pantry this is LUXURY apartment living. Having a garage to park my car and bike is such a convenience. I love the staff. Jeff is the definition of customer service, always kind and helpful! Communication with the front office is a simple text message. I LOVE THIS PLACE!

I have lived at ICO MONTEVAL for two years with my two dogs and boyfriend and could not feel more at home with the support of the property manager and maintenance team. 100% recommend living here. Last weekend they threw a super fun free event for our dogs to go swimming! I used to live at midtown 360 and have some problems, but ICO Monteval is the best place I’ve lived, hands down. Love you guys!

This community is awesome! The staff do an amazing job at answering questions and taking care of any issue (like maintenance) super fast and very professionally. It’s been a great place to live and the amenities like the gym pool, hot tubs, and grills are awesome year around!

Love this place. It's been the best to live at and they are super kind. Our big thing was we have a poodle and a lot of places around don't like dogs. ICO Monteval has been very good with our needs and it's a great great dog community. I have absolutely loved living here.

We love living here!! Some might think it’s on the higher end price wise, but you definitely get what you pay for. It is close to everything, the layouts are beautiful, and the staff is amazing! We have been living at these apartments for about 6 months and I have been meaning to leave a review for the staff since day one! Jeff the maintenance man is amazing! So helpful and super responsive, he’s even helped me with my groceries up to the 3rd floor. Paula is also the sweetest. They all go above and beyond to make you feel at home!

Want to be a part of a community that cares about its residents? Grab a friend or two and seriously consider moving here. The office staff and maintenance are nice and very responsive, the complex is always very clean, the amenities are good and it's located in a prime location close to the freeway. The only downside is parking if you are unable to get a unit with a garage and have multiple cars that need to be parked, but there are quite a few spots to park inside the complex overnight and the street is an option. All in all I have had amazing experiences at Monteval and highly recommend you take a tour and see for yourself!

ICO Monteval has the BEST amenities, the apartments are beautiful, Jeff and Paul keep the complex clean and are amazingly helpful, and we always feel safe!

Excellent staff & maintenance. Awesome amenities. Well built apartments with noise reduction, high ceilings, and beautiful touches throughout. Community events like grilling 101 with samples. Clean pool, great gym, lodge to get away for hot coco by the fireplace and free printing. Park for the kids. Doggie bag stations throughout. Friendly neighbors. It’s been a great experience for us living here. We would highly suggest it!

My husband and I have lived here for nearly a year and we’ve loved it! Such nice apartments and pretty much soundproof, which was important to me. The maintenance team is amazing and always came to our rescue quickly when needed! Also, the new management is wonderful! We’ve had some medical family issues and they’ve worked with us so much, it really has taken away so much stress from our situation. Pool is wonderful, neighbors are great, I highly recommend!
