How consistent is the rating

Swings a lot±0.9

Its rating has stayed within about ±0.9★ of its average over time — it moves around more than most buildings we track. (This measures the wobble around the average — the change-point above is the average itself moving.)

Biggest dip: −2.6recovered

Sharpest stretch: fell from about 3.8★ to 1.2★ around Dec 2023, and has since climbed back. (A different window than the Oct 2024 change-point above — this is the steepest short-term move, that's the sustained shift.)

Measured from the rating weighted by how many reviews back each month, so a single review can't swing it. Sourced, not scored.

I’ve been living at King Henry for six months now and it’s been a blast! Staff is friendly, it’s very social and lots of great people live here. I’m staying for another year! Things I’d make sure to know before coming: • There’s not much parking. There are more spots the earlier you get back, you can also bring a bike, scooter or skateboard and get up to campus in <10 minutes. • Don’t forget that the clubhouse closes early on Sunday or your laundry will be stuck. • The apartments can be kind of super old, if you’re a homebody maybe look for somewhere else. However, if you’re just looking to meet people and not planning on spending too much time in your apartment, this is the place to be for sure.

    Management responded

Thanks Rex for the great review, we are excited to have you here for 1 more year!

    Maintenance

I have loved living at King Henry! I’ve met my best friends here. Each holiday they have fun events and free pizza every month. We loved the Easter egg hunt. My friend even won $50! Renting in Provo is crazy but the staff at King Henry work hard to quickly respond to any work orders or issues. Also, the shuttle that takes you straight to campus is awesome. Shoutout to Susie and Katie at the front desk!

  • ★★★★★Apr 2026

King Henry is a great place to live! There are lots of fun people who live here and there are plenty of activities to do! It is also pretty close to campus and there is a shuttle bus that come pretty often. The staff here is also amazing and they keep things pretty clean and organized. There are some pretty fun events here that they have which are always a good time. There are firepits, places to study, and a nice volleyball court. The only downside is that parking can be tough at times.

    Management responded

King Henry has been a blast! The social scene is set up so that you are always meeting new people. There are plenty of things to do by yourself or with others. There are also plenty of activities hosted by the staff that are fun, engaging, and cause you to meet new people. As far as living and appliances, things have been great. The apartments provide furniture, and it supplies all you need for space and storage. I lived in a one bedroom and we had a bunk bed, we took it apart and still had enough space. I have no complaints about the apartments, they are great and provide everything you need. Anytime something needs fixed or replaced, Maintenance fixes it within 24 hours and are respectful about your space. The office staff are also very friendly and care for your wellbeing. They are very efficient, helpful and are easy to talk to. The cleaning checks are not bad at all, just do what the paper says and you will pass. The clubhouse has many great studying areas. The gym is pretty nice as well, and usually not largely populated. The hot tub is open year round, and the pool in the summer. They decorate seasonally, making the place feel like home. The location is also amazing, the mountains are a 5 minute walk away, a park 5 minutes away, and there is a shuttle that comes to take you to campus, otherwise its a 15-20 minute walk. I would live here again!

All of the negative reviews on King Henry are from old management! This is a great place to live! I was there from 2024-25 and had virtually zero issues. Cleaning checks were reasonable. Management was kind and responsive. Club house has incredible amenities! Campus shuttle makes commute a breeze. Wards are great! 10/10, would recommend.

King Henry has been a good place to live! The apartments themselves are definitely low-quality and I thought they were overpriced. However, the amenities were super awesome! It was a social place and I made so many great friends. The staff at King Henry was very helpful with answering my questions and addressing my concerns. Their maintenance team and office staff were exceptional!

    Fees & rentAmenities

We have been looking for BYU housing for our daughter who’s on her mission right now and will start going to BYU in the fall. I called many places and stopped by too. From all the places we called and visited, King Henry was the most courteous and helpful of all. The ladies from the administration office were phenomenal. They always answered the phone (most of the other places didn’t) and answered all my questions. Jana and Katie were always willing to help us out. I talked with a few residents that were passing by while we were checking the place and I got many positive reviews. The only complaint I heard from a resident was that sometimes they get charged extra fees that they didn’t expect. Before renting, check with them to be aware of these fees or even if that was already on the contract and it was not read / clarified. Some of the residents mentioned about how they love their ward, how easy to get to BYU by shuttle or walking, how social the place is, how amazing the residents are etc. I particularly loved how close to nature I felt (near the mountains and so many trees), how many fun amenities they have and how nice everyone were to us (residents and office people).

    Management responded

Hey Maria, thanks for the great review! We have loved working with you and are looking forward to having your daughter live here in the fall!!

Great place with lots of great people! They have so much available to the residents, such as a pool, printer, gym, study areas, basketball, volleyball and pickleball court, washers and dryers, and so much more! The staff is nice and willing to help. There is also a shuttle during the week that takes you strait to campus. I've also never had a problem finding a parking spot. The wards are also great!

King Henry is my favorite place I’ve lived in Provo! Not only is it Super Social, but Management is great, and if there is ever anything that needs to be fixed the maintenance team is quick to resolve any issues!

  • ★★★★★Jun 2021

King Henry is the greatest place to live in Provo. The staff here is awesome and they are always doing fun competitions with prizes which I have won a couple. My favorite experience has been the nightly volleyball and basketball games. There are always people out playing and I have never seen a more social place then King Henry.
