    The atmosphere is incredible! And the staff are very nice. Is very social, especially if you live by the pool or the quad, the wards are really good, very active. The apartments are nice, you get a little bit more of what you pay. I love love love living here!

    I have loved my time here at Cinnamon Tree! The maintenance and office staff have been so friendly and helpful when I've had questions. Cleaning checks are strict, but they give tips and videos showing exactly what they expect. I love the skydeck access in the summer and that we are close to lots of businesses. Each unit has its own quirks, but maintenance is willing to respond and help however much they can.

    The community at cinnamon tree is so wonderful and the courtyard makes it a very social place to be as a student. Over the summer the staff put on "Fall Guy" as an outdoor movie with snacks and it was so much fun!! My apartment always passed our cleaning checks and we were only fined $5 for some maintenance issues which isn't so bad. It's an older apartment so it's a little run down, and the water occasionally gets really hot at random which sucks, but that's old buildings for you. A really good perk of the cinder block walls, no matter how ugly, is that they block a lot of outside noise. If someone knocks on the front door and you yell "come on in!" They can't even hear you, lol.

    I’ve only been here for a little while but I love it so far! The lounge is great, there’s billiards and a big tv with Netflix, and there is also a swimming pool and a basketball/pickleball court. The apartment itself is good, nothing fancy other than how big the tv is. It’s not a luxurious place to live but it does the job great and hey, we’re in college. The ward is full of some amazing people and there’s lots of social activity. If you’re looking for a good apartment complex with some good people and within walking distance of every conceivable fast food joint, this is the place for you! EDIT: I’ve lived here for over a year now and I can’t think of anything I’m dissatisfied with. The management is very responsive and kind. Only thing I might mention is the laundry costs $2.25 a wash and $2.00 a dry (I don’t think the management had a say in that since the machines are run by an app). I’ve really enjoyed living here and will miss it when I’m gone. You’re probably never going to find a perfect apartment in Provo, but if you can settle for simplicity (and a huge tv) then this just might be the place to move into. (Also pricing is so high everywhere in Provo, it’s no fun but it’s just the way it goes. If you have a job you can sustain yourself here because it’s really not too bad :)

    It's nothing glamorous, but for the most part you get what you pay for- a cheap apartment. They are going to raise the rent but it's still cheaper than a lot of other places. With rent and utilities together I pay about $410 monthly, though sometimes they throw in a random fee like carpet cleaning or something else for ~$15 more. Management is usually pretty good to communicate with. I've had a few miscellaneous things break or need replacing and they've usually done it within a day. They are strict with their particular rules: no decorations or wet clothes drying outside, along with a couple of other things. Cleaning checks happen about every quarter or so, and can range from a pretty normal assessment by understanding people, to extremely rigorous cleaning nazis that will make you clean things you never look at ever (mostly before move-ins in August). Be sure to check your email as sometimes they'll send important, somewhat impromptu updates like "the dryers are/are not working" or "If you have a bike remove this tag we placed or we will assume it's abandoned and throw it away." But notwithstanding all this they do communicate pretty clearly, and their office is open weekly on site. Beds are average comfiness. The wifi is pretty fast and reliable, I've never had any issues with speed or downloads, and it's only ever gone out like once in the 2 years I've been here. The living room tvs are humongous and really nice. There's no gym, but they are pretty lenient with what exercise equipment you have so long as it's not too big or noisy (I had a small elliptical in the living room until it broke 😭). For a 6 man apartment the kitchen is absolutely tiny and narrow (the 4 man apartments are a bit bigger and have counter space), but the table is pretty big and accommodating. The rooms are pretty small as well, but you can fit everything under your bed and closet. There's a pool, lounge, pool table, ping pong table, volleyball/basketball court and rooftop sun deck, all are pretty nice and have a good amount of community use spring through fall if that's your thing. The parking lots are pretty narrow as well, I've never had an issue with parking but it does get cramped.

    I've lived at Cinnamontree for over two years, and honestly, it's been amazing. Sure there have been some hiccups but I have very many very fond memories of this place. The crowd is super diverse and interesting and fun; the maintenance crew is prompt and reliable, and though management shifts occasionally almost all of them have been super good to the tenants. Would recommend!

    I lived here from July 2019- July 2021. The 146th and 139th wards were amazing. The people were the salt of the earth. You had your own desk. The wifi was great. The cinderblock walls were sturdy. Cleaning checks were possible to pass when I was there, but I heard recently that the management is being ridiculous with cleaning checks. Just be prepared to clean up your own mess; your mom is not there to clean up after you.

    For the price it's a great complex. The environment is awesome and there's always parking. There isn't any kind of shuttle to campus, so you will have to get used to walking the few blocks, but it's really not bad.

    Management has always been nice and reasonable, plus maintenance is super responsive. Individual desks are nice too. In a 6-persom you'll definitely want to consider additional fridge/freezer space. The apartments are also older, if that matters to you.

    Cinnamon tree is nice for the price. Cheap and very social. When I first moved in there was an issue with management (they hadn't done cleaning checks with the last tenets, so the apartment wasn't really ready for me to move in) but ever since management has been generally very communicative. The kitchen is very small - not really reasonable for 6 people unless you get a second fridge and several more storage options (like extra shelving).

    I have enjoyed living at Cinnamon Tree. It's close to BYU, and really close to Maceys grocery store, so its perfect if you don't have a car. There is a little grassy area and picnic area to hang out at on a nice day, and it makes it easy to see people from the ward since its in the middle of the apartments. I wish the sun deck would remain open after the pool is closed, because it remains nice enough for it long after the pool closes. I also wish we had recycling. I don't like having to put everything in the trash.

    The management is friendly and well organized. Rent is cheap but utilities, parking, and internet make it more pricey. Good location if you want to be by the Tanner or athletics buildings. I also really like being by the walking path.

    4-star in general, which is 5 star for student housing in Provo. The management are fantastic, responsive, and willing to work with you, even after you've signed a contract. They are actually smart with parking and only give passes equal to or less than the number of available parking spots. They often try to host activities to bring everyone together, especially during hard times (such as during construction projects or finals weeks). The two church wards that meet are super social. The rent is reasonable. I only wish the six-person apartments had two refrigerators, but its still a fantastic place without it.

    My fiancé lives here and the apartments are…okay. A pretty good deal for the price - probably some of the cheapest housing in Provo. Some of the bathrooms are outdated (with shower heads that are really low), and there’s a lot of older carpeting. The wards are really great though.

    I loved living here. Everyone was super friendly and my roommates and I had a blast. They're very good with timely maintenance. There's always a place to park. The staff are great and work hard to make this place enjoyable. Definitely my favorite place to live while single attending college.

    I'd say 4.5. Prompt maintenance, understanding employees, fun events, great location close to BYU and right next to a bus stop to UVU. The living area has space and the bathrooms are an expected size, i appreciate that each tenant has a desk and most the apartments have "captain beds" with drawers. The only downside is the age of the apartments. I believe management truly does their best to keep things running because they're old buildings, there just always projects and improvements needed.

    I had such a good experience at Cinnamon Tree! My dad was the clerk in one of the wards and he said that the ward and the people were great and that stood true. Yes the apartments are the newest but I had no problem in mine at all. Never needed management to come. The cleaning checks are really good ( except the big one when people move out. That is intense but that is everywhere). There’s lots of people you will make friends with, you can always see if people are outside in the basketball court hanging out. There’s just lots of friendly people here. It sucks I couldn’t get a new contract. It I’m definitely coming back as soon as possible cause it feels like home here.

    I love it here! The atmosphere here is awesome, and the ward is great. Of all the complexes in the stake, this one is ths most active in service projects. Obviously, no complex is perfect, but for how cheap it is, they have exceeded expectations. Great location too!

    +++GREAT PEOPLE. The apartments are nice but nothing special. ++Prompt maintenance upon request. - Narrow kitchens. ++Piano in the lounge. Expect strict cleaning checks, but the management is pretty reasonable.

    Everything I could wish for and expect with the price I paid. Not a luxury place, so most people there are good, hard-working people, which makes for the ward everyone on these reviews raves about, and never had any problems or complaints with the apartment either.

    Great place and awesome management to work with. The apartments are old, but well maintained. Every maintenance request I submitted was completed by the next day if not the same day. Water heater went out a couple times during the semester, but they replaced it with a new one and we never experienced problems after that. Checkout cleaning checks are thorough, but that means you get to move into a clean apartment. I didn't think utilities were that much more expensive than other places. Utilities + $16 communications fee + $10 parking pass added about $40-$50 a month to my listed base price. Bishopric and ward was great, the apartment layout is helps produce a social atmosphere.

    Living here was enjoyable. The management and maintenance staff were very helpful and good at communicating. I never actually used the pool, but it looked fun. The 139th ward is wonderful! Many great friends and memories. It is definitely an older place with plain white brick walls and old, nasty carpet.

    I have enjoyed living at Cinnamon Tree Apartments overall. The people who live here are very friendly and genuine, there are occasional activities hosted by the complex, and the management is very accommodating and responsive. My only complaint is the price is a little high for the quality - once you factor in the utilities/internet charges it is about the same amount per month as some nicer complexes.

    I love living at cinnamon tree! The management is super accommodating, great neighbors, timely maintenance. My one complaint is that the showers are too short. However if you get a shower arm extender that fixes that problem pretty easily.

    Great complex! Internet is pretty fast and more reliable than others. Apartments are in good shape, and some have been partially remodeled. Nearby to lots of shopping and still within walking distance to campus (BYU). Staff is very friendly and helpful, taking care of any housing issues as soon as they arise.

    The management at Cinnamon Tree is one of the best that you will find in the Provo area. Honestly, the apartments are quite simple, I would recommend taking a tour before signing a contract. The kitchens are a little small in the 6-person apartments. However, the atmosphere of complex makes it worth it!
