    I lived here just during the summer and had a great experience. Laundry was much cheaper than other apartments, the free basement space was very nice, and I was grateful to not have to pay monthly for parking. I could see it being a little bit crammed and busier during Fall/Winter but the price is pretty unbeatable. It is near some restaurants and the little South end market, which was very convenient. The management was honestly one of the best parts. I was never charged anything more than just rent and utilities. Everywhere else I have lived have added random costs here and there that were not necessary, but here was super consistent. This is also the only place I have gotten my full security deposit back after the cleaning checkout.

    Maintenance and managment are very responsive, friendly and clear. Amenities such as the pool, laundry, gym and lounge are well taken car of. Gym is fairly small, but usually there isn't anyone there. Very close to campus. Parking can be hard in the fall and winter, but that's anywhere in Provo. I've really enjoyed being here!

    I love Regency! Management is really great to work with and is always working on improving the apartments with new couches and floors and such. Very accessible office hours and flexible payment schedule! There are cleaning checks every month which are generally pretty chill (there is one stricter lady who nit-picks a little more) but it's good to keep your apartment clean, especially if you don't know what kind of roommates you're getting. The workout room is small but has a good cable/ press machine, and the lounge is a nice option. The pool is very well-maintained in the summer. There are a couple minor downsides. The biggest one is the parking situation, there are probably 50 spots total for the whole complex, so you usually have to park on the street. Sometimes it would be about a half mile away on late nights. The apartments themselves are good, not super "cute" but since I came here straight off a mission it was totally fine! There is not a lot of clothing storage room. There's a good amount of space in the living room and bedrooms are dorm-style but not bad. It's a great ward environment and management does cute activities every once in a while like pizza parties and pumpkin carving contests! It's a fun place for freshmen as well as recent RM's and slightly older students. Overall considering the cheap rent ($350 during school year and $125 summers) and unbeatable location, I would recommend living here!

    Maintenance

    I have had a great experience living here so far! I really feel the need to contribute cause there's not many good and recent reviews. It's a chill complex, not many amenities besides a lounge (kinda like a clubhouse) and a pool. But for what you pay, it's a great deal. The pricing is probably the best part. You'll live in tight quarters with 5 other girls, but it's alright if you can just manage space well. They are SUPER on top of maintenance; the apartments are old, so things happen, but they've always fixed things quick. They also are consistently doing renovations and improvements. For example, they put in new floors in my apartment. It only took a few days and they paid US extra money on our balance for the inconvenience. Olivia the manager is super on top of thoroughly informing us about anything we need to know. She's great to work with. Clean checks are really chill too, I've never had issues with them. They recently put in new washing machines with an app system that's very convenient. The biggest con is parking - - if you come home late at night it's very tricky to find a spot. But other than that, it is a great place to live as a student on a budget.

    Literally giving it 5 stars cause they deserve it. The price is INCREDIBLE for what they give you. Same with the Utilities. They're hard to beat. There apartments are great plus it's SUPER close to campus. And even closer to the bus stop! Living here in the winter semester rn and gonna be living here for spring and summer #bestapartmentsever #maynevermoveout😆

    This is nothing fabulous, but it meets needs well enough. The amenities are OK and apartments are a little small and old, but you can make the most of it. Cleaning checks are twice a month, one regular and one light; this is helpful if you have roommates who aren't so tidy... It's super close to campus, which is awesome. The biggest complaint I have is that the laundry room has several machines that don't work, but good luck guessing which ones those are (you won't know until you put your money in- and there's no refunds). The wards are great; I haven't had any trouble with management. You get what you pay for, but overall Regency is a good place to live. Update: the manager changed, and it's been good! They're finally replacing some laundry machines.
