Highly recommended apartment community. It’s been few months we are living here. Manager Andy and Maintenance guy Taylor both are so friendly and professional. When we moved to apartment there were few issues, one was major. They were trying their best to resolve that issue and it took them 10 days but they didn’t give up whenever we were calling them they were showing up with all possible solutions. Also till now whenever there is maintenance required they are resolving the issue asap. Basically you are getting everything you are paying for.

I have been living here for almost two years now, and my experience has been a perfect 10/10! The management staff is both caring and understanding, and I have never had to wait on maintenance. The indoor gym has been a fantastic perk, helping me stay active without the hassle of a gym membership.

Easiest move in experience I’ve ever had. Process was streamlined and transparent and their team is small and responsive.

I have lived here for a few months and I absolutely love my apartment. It’s spacious, luxurious and the maintenance team is quick if I need anything! The garages are great in the winter, and Andy the property manager is super helpful and friendly!

Fields at Timpanogos is great! I love that i didnt need to sign a whole year lease and I can live month to month as needed. The maintenence staff is great and always so quick to respond to tenants needs and the main office staff (Andy and Jaden) are very friendly and welcoming!

One of the best apartments that we've lived at! We loved the area and the church ward that we were in. The area is constantly changing and tenants are moving in and out as their life situations change. We wouldn't have moved out for probably several years had careers not pulled us out of the area. Overall I would highly recommend this place to anyone looking for a great complex in a good area. The team there is amazing and very quick to respond to communications. * Location: We loved being so close to the freeway without ever hearing the noise that usually accompanies it. It made commuting a lot easier, even with rush hour. There were easily a dozen restaurants just within a few miles that we would frequent, including several Mexican restaurants and sushi places, two of our favorites. Macey's and a Neighborhood Walmart were close by and made late night runs to the store really easy. * Noise: The walls and such are a little thin between tenants but we didn't notice anything beyond heavy footsteps or cupboards closing. There were a lot of dogs in our building, so we'd hear them bark occasionally as well but rarely in the evening or at night. On the weekends, especially in the evenings, there tended to be a bit more noise from neighbors, but never anything that kept us up late or was an inconvenience to us. * Social: We never really got to know any of our neighbors beyond polite greetings in the stairwell, but everyone seemed really nice. We never had any direct issues with other tenants or their children or pets. * Amenities: While we didn't use the amenities a lot, they were always in great condition and never too crowded. The property as a whole was kept incredibly clean and I never saw piles of dog poop left out. The pool was one of the only things we used and the entire space was kept relatively clean, ruling out regular issues like bugs and leaves getting blown around, but these were only issues on the edges of the pool space at the tables, never in the water. There is a ton of guest parking available in the area, even without utilizing street parking, which was a huge perk for us and our visiting family. * Maintenance: If I could leave maintenance their own review I would leave 10/5 stars! The team there is amazing, especially considering that there's only one guy handling it all. The property did a great job communicating when things would get resolved, and every issue that we had was fixed within 48 hours, but usually quite sooner than that. He did a great job communicating with us as well and always seemed more than happy to be doing the work we had for him. Issues that we had were loose shelves in the laundry and bathroom, and a weird whistling when using the AC. Each of these were resolved with 24 hours and were not issues that came back. * Apartment/Rent: We lived in a 1 bed 1 bath apartment and loved it. It gave us a good amount of space for what we needed and allowed us enough space in the main living space for entertaining guests. The appliances were all new and very well taken care of, and we never had any issues with them. The water got hot fast and could last though a pretty long shower. The pricing was really good for what we felt we were getting, with us paying around $1300 for our 6 month lease and then going month to month after that for another 6 months, with only 2 rent increases during that time, each less than $150.

We’ve had a great experience with the leasing office. Rent + electrical is what you pay. No media package fees, WiFi fees, etc. Transparent pricing is huge. Thanks Andy and Sami.

Updated my review because a new staff came in the last year and a half or so and have fixed or addressed pretty much all of the issues we had.

Mrs. Porter and I moved into our apartment June 13 of this year. The process with the documents thru the office was very professional in all aspects. Sami in the office was always pleasant and very knowledgeable. We have asked for some help in solving a couple of issues in the apartment and Tyler was very polite and very good in quickly taking care of them. The entire complex is always looking great and the pool and clubhouse are always immaculate. It is a pleasure living here as Mrs. Porter and I haven’t rented for many years. It is a joy to do that again with professional people and such a nice place to call home!

Great place to live! Here’s my full honest review. I’ve had bad property managers, trust me. Not here though! Both Sami and Andy are great. The process was all very upfront including the contract. Comparing the contract here to my old place was mind boggling. The Fields contract is straightforward and easy to understand. I’ve been here about a month and no complaints :) They are quick to help and kind. The AC is a little loud as I saw in past reviews but it’s more like white noise to me. The walls/floors are a little thin but it’s also a cheaper complex to live in so I was expecting it a bit. You live in an apartment complex so you should expect to hear your neighbors a bit. Still good value for the price :) Those are all really small things. To me, the management team can make or break the place you live and from my last place to here is like night and day! Thanks Andy and Sami for all your hard work!

I’ve lived in five different states in the last two years and 8 different apartment complexes. I relocate frequently due to my job. The Fields at Timpanogos Apartments has been one of the best experiences I’ve had! The pricing is fair, the amenities are fantastic, and the community is well-maintained. They are upfront and honest. Other people’s complaints aren’t warranted because everything is covered in the lease. The complaints about noise wouldn’t change even with a different construction build. I lived in a concrete building earlier this year thinking sound would be muffled and still could hear my neighbors the same as any other complex. What truly sets this place apart is the staff—Sami and Andy go above and beyond to make residents feel welcome and taken care of. They are always kind, helpful, and responsive. If you’re looking for a great place to live with excellent service, I highly recommend Fields at Timpanogos! BONUS: The beautiful Mountain Views!! Can’t go wrong!

We just moved and so far all the staff has been extremely helpful. We’ve had a few maintenance things that came up The maintenance team has been really helpful. The girl who Took care of her most recent maintenance request was extremely helpful and kind and took care of the issue quickly. So far, we are really happy here and look forward to staying for a while.

Great place to live! Very happy with the apartment. I love having the gym and the pool built into the rent and so close where we used them a bunch. Nice having restaurants nearby, and easy freeway access. Tv and internet included is nice. Management staff are great to deal with.

There was a clerical issue from a few years ago, something didn't get updated that should have been. Andy was a huge help in getting that sorted as well as a misunderstanding with some balcony stuff. He made it quick and easy and was very nice to chat with. I appreciate the swift resolution and help on both issues! Great place to live. Definitely recommend it!

The process from inquiry to move-in was quick and the leasing process was explained clearly. Sami was especially helpful and friendly throughout, and Andy was also patient! Property is really nice.

Toured with Sami and spoke with Andy at the office today! They were so kind, helpful, and answered all our questions! Would definitely recommend checking out the apartments here :)

Super great apartment complex. Management is always super quick to answer when we have reached out. They also make sure their property is clean and we'll maintained. I always see them driving in their golf cart cleaning up and making sure things are running well. Neighbors are all very friendly and it feels safe to be here. We have a 2 bed 2 bath and it's very well priced compared to other complexes. It is also very spacious and has a great layout. We have a dog and we enjoy taking her to the apartments dog park. It's large and they keep the grass mowed and in order. Our dog is a big fan. The only complaint would be sometimes hearing our neighbors but that's to be expected in an apartment.

Love these apartments!! Super friendly community and the apartments/grounds are very well kept! We also really loved our apartment coordinator Mindy, she was so kind and really helped us to feel comfortable throughout the leasing process!

Great apartment!! Great central location while not feeling too busy! Great management, very responsive and helpful! Apartment are spacious and well designed! We had a comfortable amount of storage space and are happy with the design and feel of the place! Great neighborhood!

Mindy has been a true delight and was completely willing to take me on a tour as a walk-in. She is extremely personable and well versed in all things apartment. I recommend you stopping by if nothing more than to at least get to know Mindy. I hope to have a home here but even if I don’t I do have a new found friend.

Recently I had a medical issue arise that caused me to need help from the office staff and they went above and beyond to help me. The property is very well maintained and if I have a repair need it is handled well and quickly. I highly recommend the Fields to anyone looking for an apartment complex to to call home. We have been looking for apartments for some time now and did not find any others as great as the fields. The pricing includes so much and you get a ton for what you pay for! Mindy was very pleasant and fun to work with for the signing on process.

My wife and I moved into the Fields at Timpanogos towards the beginning of the year, and have ABSOLUTELY loved it. We’ve had nothing but the best care from Mindi (who we see going above and beyond on the premises doing tasks that normally wouldn’t be done by someone in the office) we love the amenities, friends we’ve made and the overall experience of being resident's at the Fields!

It is a very nice place to live and the staff is excellent, they always respond very quickly and really help with any problem you have. I moved and came back because the other places do not compare in price or service. Happy to return

The staff have all been super nice and helpful; Cassie was great at helping us get our place. Service orders have been quick. Just all around great! Our place has tons of light and is an awesome space too!

I moved to the Fields at Timpanogos apartments in summer 2020. I had a few complaints about the apartment complex initially - a few maintenance requests - but all complaints were handled appropriately and quickly. The area is safe, the apartments are spacious and pretty. The new management is the real reason I am leaving a good review. Cheyanne (hoping I spell it right) and the new gentleman manager are personable and friendly. They’ve been great even with going through the move out process. I received the majority of my deposit back (very fair). I would live in this complex again no problem.

Lived here for 4 years and loved it. I’m sad it was time to move on. I used to laugh at people complaining about noise in their reviews. Noise is expected in a apartment as far as I’m concerned. The staff was always nice and quick to solve any issues. Of which I had so few. The only downside was cost. But for how nice the apartments were and amenities included it was easily worth the rent. Thank you Fields at Timpanogos. I’ll continue to recommend you to those looking for apartments

Excellent Value. Great People. Mayci and Keena are part of the management and the are great! I recommend and would stay here again if I move back to the area. Pros: - Very good internet included - over 500mbps! (wired). If you like playing computer games or stream, you won't have an issue here! Get a good wifi router and you are set. - Better value than many apartments around. One of the more affordable ones in the area - Very well kept apartments and grounds - DirectTV included - Gym, amenities, pool etc included - Outdoor covered parking spot included - No hidden fee, no funny fees, no valet trash (a way to get more fees). Your rent is your rent and that's it. You pay the same every month. - Some units have indoor parking garages. Many apartments in the area don't have this. - Very convenient area. Quick easy access to the highway, many shops, restaurants, Wal-Mart, Home Depot, In-n-Out, JCW burger, Starbucks, variety of barbers/hairdressors, Cafe Tran's (awesome vietnamese), VASA fitness next door, etc. Lots of commercial stuff around. - Leases starting at 3 months (for a premium) and 6 months (normal price) - very flexible. Also the lease is only 2 pages long. No funny contracts - 3rd floor units have very high ceilings - feels like a loft. Great design - you don't get a lot of those around anymore. - Great quiet clean environment. Residents are good, respectful and friendly. Good age range from young professionals to retired people. - You feel safe on the property. - There is a dedicated "dog park" across the street. - Very large and spacious. The smallest one-bedroom is actually huge. The bedroom is huge by today's modern standards. - They communicate to you through SMS which is great. - There are occasional social events for residents. - The fridge has a built in ice-marker. - Management (Mayci and Keena) are very responsive and caring. They really take care of you and try to get to know you in person. I was able to do my tours of the units through zoom! Cons: - If you are sensitive to sound, know that walls are very thin (wood construction) and sometimes you can hear your neighbors. Also, the floor / structure is wood structure which means if you jump, etc, the noise will pass through. The good news is at night people are quiet (no parties) so it's not an issue. I recommend staying on the 3rd/top floor so at least you don't hear people walking above you. I will have to say, however, that most apartments in the area have similar construction. It is very hard to find a concrete construction apartment in the area. - Although the air conditioning system works well, it can be very loud. Mine sounded like a jet engine and I could not sleep with it on. What I do is I cool the house down and then turn it off for the night so I can sleep. When you're cold at night, turn off the HVAC and use a radiator heater. The low quality HVAC issue has apparently been addressed multiple times to the owners but not much has been done to upgrade or improve the HVAC. But it's not the end of the world - there are "ways" around it as I described above. - Some of the units are light brown in colour - not my thing. My unit came with a light brown wall and brown carpets, which are out of fashion. If the units were painted white and the bedrooms had laminate flooring, it will look a lot better. - The outside lights in the staircase attract a lot of flying bugs in the summer. Suggest the owners change this to a motion sensing light so that the lights don't stay on all night and bugs don't accumulate on the doors. - No "smart" home controls that you find in some of the other newer apartments (e.g. Nest, etc). Overall, great value!

My husband and I lived there for only 4 months, but this is by far my favorite apartment. The units are beautiful, and pricing is so reasonable compared to the all other apartments in the area! Great location. Keena and everyone there is a dream to work with and so kind. I'm so sad we had to leave so soon, and we only left because my husband lost his job and we had to relocate to St George. Otherwise I think we would have lived in this complex for a long time.

I live in a great community. The apartments are spacious and they are well maintained. The only issue I have is that I can hear my upstairs neighbors every step and when the kids start to play it sounds like a freight train. I just turn the TV up. The management is wonderful to work with and they are honestly very kind and caring of all the residents. They are very responsive and the maintenance is very responsive as well. I love the location it is close to everything I enjoy doing and I can't wait till summer to use the pool.

Been living at the Fields at Timpanogos Apartments for almost 3 months now. The apartments are beautiful and brand new. The office staff is the BEST I have ever met and worked with. That is enough to make me want to be a resident for years to come. Highly recommend living here.

The apartments are darling, and management is friendly as can be! I helped a friend move in here, and I was so impressed with what they offer for the cost. The location is great too! You are so close to everything you need!
