Meadows at American Fork

Update 2026: We just renewed our lease to continue living here for our 3rd year and we still love it! We are planning on renewing for a few years to come, and will hopefully upgrade to a larger floor plan next year because the apartments are so lovely. I still highly recommend moving here! 2024: I absolutely love living here! My boyfriend and I moved to The Meadows in May of this year, and our experience has so far been wonderful. The leasing staff is so friendly, informative and accommodating, and the apartments are very affordable, in my opinion. Since moving in we haven't had any issues. Of course the parking situation could be better, but that's the norm for most complexes, and we never have any issues finding a space, even if it happens to be a little farther away than we would prefer. Any time I have called or put in a request, it is met with a solution in a very timely manner. Just yesterday I called regarding a broken bottle that was in the "road" in front of our building, and it was cleaned up immediately. The location is super convenient, the apartment layout is so open and inviting, I love the natural light, our ac/heater works great, we always have hot water, and all of the residents that I've encountered are friendly and don't cause any problems. I also LOVE the carpet in the rooms, it's so easy to clean! Anyway, this is by far the best apartment complex I've lived in and we plan to stay here for as long as we can until we are able to afford a house :) If you're looking for a new place to live, I highly recommend moving here!

This review is related to our experience with maintenance who have been very helpful during our time living at the meadows. We had some initially difficulty placing a service request but the front desk was helpful in scheduling a time for maintenance to come by. The maintenance person arrived within the scheduled time and resolved the problem. He was polite and professional and checked before finishing up. We appreciated that the front desk followed up to make sure the problem had been resolved.

We lived here over the past 3 years and loved it!! Only reason we’ve moved out is because we bought a house or else we’d stay forever. The management is truly the most reasonable & kind management Ive ever worked with. Kayla & Tessa help quickly with anything and take all issues seriously. Every fee was reasonable including amenities & cable/wifi. They dont charge you for crazy things when moving out. Maintenance responds quickly. Really enjoyed the cute property and well planned/spacious apartments! Would highly recommend renting here if you’re in the market!

Came in for a tour, everything was nice and well put together! I enjoyed how easy the walkthrough was. Kya was beyond helpful and kind to me and my wife. Even though I did find a new home elsewhere. I will recommend to friends and family the Meadows!

I went to tour apartments at meadows American fork and kya helped me. She was super helpful and gave me all the details I needed to make a good decision. I loved how transparent she was and this is definitely my top option right now!

I’ve had a really great experience living here so far. The apartment itself is clean, updated, and well-maintained, and any maintenance requests I’ve put in were handled quickly and professionally. The management team is friendly, responsive, and easy to communicate with, which makes a big difference. The community feels safe and pretty quiet, which I really appreciate. They also have a nice pool that’s great during the warmer months, plus a small dog park nearby — perfect if you have a dog or just like getting outside. Overall, it’s been a comfortable, stress-free place to live, and I’d definitely recommend it to anyone looking for a solid apartment community.

Meadows has been a great place to live. It's clean, quiet, and well maintained. Management is attentive, maintenance is quick, rent is reasonable, and very dog friendly. I highly recommend.

I’ve been a resident at the Meadows for over two years and have enjoyed my time here. The leasing office has been friendly and accommodating (shout out to Lorena and Kayla!). The maintenance team has always responded to any issues promptly (another shoutout to Mike, Jose and Kaylee). The only minor drawback is if you live on the third floor, be prepared to climb stairs as there are no elevators on the property. But a great way to get your steps in!

Kayla is probably one of the best apartment managers.I've come across and i've rented most of my life. She keeps her eye on things.She makes things easy.Maintenance requests get handled promptly.The renewal lease process was a breeze.And I enjoy living here at meadows and american fork. Thank you so much Kayla you are why we chose another year.

Honestly, not the most impressive property or management. The breezeways are absolutely disgusting, dust, spiders, trash, everywhere. I keep joking to my fiancé about how this one jolly rancher is still in the same spot 3 months later. With all the spiders and webs, dust and bugs get caught and you’d think you’re in a haunted house. There is dog poop in various spots, which is up to the dog owners to clean up, but still tacky especially cuz I almost stepped in some. The Meadows just switched to a new portal to pay rent and I have called to get their help with registering but they don’t return voicemails promptly. The apartment itself is nice, 3rd floor has vaulted ceilings and the space is comfortable. Appliances work well. But debatable if it’s worth the ~$1,912/month for the 2 bed, 1 bath (including utilities, parking, their Real Estate tax, mandatory cable fee) Edit: the jolly rancher is gone lol and the breezeways got cleaned up. Thank you for the quick action. I also tried the app for the new portal and seems to be working now, +1 star.

I recently moved to the Meadows at American fork. So what I like about it already is that after a few weeks from moving with my family the manager directly texted to welcome me and my family, wish that we have a good experience and also asked if everything was ok in the apartment. So I told her everything that wasn't ok, which were not a lot, and immediately went and talk to her maintenance team to make sure everything got taken care of. Not to mention, even before that, a week after we moved in we had a maintenance request and the same day someone came and took care of it. And now everything is well fixed, and my kids are very happy to here. The maintenance team people, the ones I've already met, are very nice and respectful. So far I'm liking it here. Thank you Meadows for having us.

Tessa is absolutely amazing! We absolutely love to call this place home. Quiet community and very well maintained. Overall great staff as well matenience is fast and efficient and the management is top notch.

Meadows at American fork is awesome! The ladies in the office specifically Tessa. She was super helpful is showing me their 2 bed 2 bath and did an amazing job showing me their full apartment. She was super helpful during the paperwork process and has been a huge help. They are great to deal with and I really appreciate this complex!

Kayla is amazing and so friendly every time I see her. The clubhouse and office space is incredible and I would consider living their just off of that alone. Great vibe, great energy and very nice!

The place is stunning, the environment is kept clean. My only complaint is the communication. When you send emails, it is unlikely to get responses in a timely manner, or to get a response at all. Other than that it is a great place to be.

Two of my boys are now renting at this complex. It is clean, well maintained and the staff are friendly and helpful. Highly recommend!

The Meadows has been my favorite apartment I've ever lived in - and I've lived in many! No ridiculous rules for guest parking, fast turnaround on maintenance requests, and the office staff are very nice every time I've worked with them on anything. Everything is priced very fair as well, in my opinion.

The amenities are fantastic and well taken care of, specifically the dog park, pool and gym. and the location is perfect, within minutes of everything you need. We genuinely feel lucky to call The Meadows our home. Highly recommend this place to anyone looking for an amazing community.

Kayla is awesome she is one of the best property manager I met so far. I love all the activities that she does here she even comes out and interact with the kids on the activities and she is always available when I need her.

I've lived in several apartment complexes and usually it's been an expectation that it's just a place to live and not much else. Since moving in to the Meadows and working with Tessa and the others in the office they have gone above and beyond to make it a great experience. The maintenance has been great especially on maintaining the grounds. I'm not saying it's perfect because no place is but the Meadows puts in the effort and it's been a great place to live and call home.

Haven’t lived here yet, but it looks very nice and feels very homey! Worked with Tessa and she made the application process very smooth and was very thorough with our options, so I wanted to leave her a nice review! :)

Spoke with Kayla over the phone she was so helpful, we are moving from out of state and couldn’t tour in person and she did an amazing job talking about the amenities they have as well as the apartment. 10/10

I was initially a little hesitant reading some of the (relatively few) bad reviews. I kept waiting for the boogeyman to jump out and the people behind the screens to be correct. In reality, those people were not. The office staff (Kierra & Xavier) have been great to work with. The only thing that they’ve done for us, is exactly what they said they would do, and when they said they would do it. The communication has been nothing short of excellent. Maintenance seems quite friendly, the complex is quite nice and well-looked after. Develop your own opinions, take the bad reviews with a pinch of salt. I’ve found the overwhelmingly positive reviews to be more in line with our experiences.
