Short Answer: Questionable maintenance and cleaniless but unbeatable value and location. Good if you are budget concious, live alone, or a young professional. Don't expect the fanciest things, but great quality considering how much you pay and where you live. I couldn't find another apartment that focuses on affordability in DTLA as much as this apartment; I appreciate the option even exists. It's definitely not for everyone admittedly but I'm pretty low maintenance. I would rent again! Long Answer: Management (8/10): The leasing office is pretty responsive. Tyson was my leasing agent and he's great and very polite. I've never had to worry about getting questions answered or rent questions. For example, I had a unwarranted late fee added to my rent, I was able to fix it in one conversation which was very nice. The free rent promotions were processed smoothly for the most part so I am pretty pleased about that. Maintenance (3/10): Major unit repair issues are the biggest con in my experience. My shower was leaking to the unit below when I first moved in and it took 3 weeks to get it repaired, and I was putting in effort to keep the repair issue progressing. Smaller issues are more quicker to be dismissed by management which is annoying. Things just sort of randomly go down but are usually fixed (parcel system, elevator, lights). Apparently the management was changed within the past couple months, so perhaps they will improve later. Unit (7.5/10): The studio unit itself is pretty nice compared to the rest of DTLA apartments. You get hardwood floors all around. Dual paned windows so it is very quiet despite being next to a freeway- which I was pleasantly surprised. Kitchen could be bigger, but can't really complain for the price point. I had a couple roaches in my unit when I first moved in, but none afterwards. I've found that your mileage may vary regarding how many roaches your apartment gets, some tenants have it better than others. I think management has been making more pest control efforts though. Building (7/10): You get a nice clean pool which families like to hang around on evenings and weekends along with a grill area if you are into that. There is a small gym that has mostly cardio, dumbells and accessory machines. There is one commual washer and dryer for each floor which makes doing laundry a hassle occassionally. No deal breaker though and some lower floors having extra units. There is a fairly large parking structure, some of it is tandem parking but there is 24/7 attendant so it's not bad at all (imo). Location (8/10): Walkability and location is one of its stronger areas. Bunker Hill is generally a quieter and cleaner part of DTLA compared to further south. Keep in mind it's still DTLA and the apartment is next to the fire department so you'll hear the occasional siren or dodge challenger speeding down the freeway. If you work in DTLA, this area is about a 10-20 minute walk from most areas. I wish there were closer grocery stores though. Value (10/10): It's strongest point. At the time of lease (rents always change), the monthly rent was significantly lower than the rest of apartments in DTLA. This on top of any rent concessions they may offer, made it a steal for what I was getting. If someone has had bad experiences with Promenade, I could for sure see it and understand why they feel that way. But my personal experience has been overall very smooth considering everything.

My family and I lived at Promenade Towers for about 2 years. Throughout our time there we did have some issues but the good outweighed the bad honestly. Leasing, maintenance, security and parking attendants were all awesome. I would like to give thanks to Julie, Teresa, Kenisha, and Charlotte. They always went above and beyond when I had an issue/problem. The towers are dated but there is a certain charm that has been maintained. Especially outside. The hallways could be better maintained but it’s not due to staff it’s the residents that are dirty. The units are HUGE in comparison to newer developments downtown in the price range. And the views from both my apartments were amazing. Personally, I never had a problem with bugs inside my apt. And any time there was a plumbing issue the guys would come fix it. We recently moved and I can say I’ve missed being there somewhat. Thanks to everyone that helped made the place home for us!

Also empathetic which is impossible to find these days. Im so thankful we upgraded to you! The parking crew, save the one and only jerk who I know that works here, you guys rock and are amazing. Mauricio my guy! Love this guy, always a positive energy, and great vibes! Angelica and Orlando, you guys rock as well! Carmen! Night shift manager, you’re amazing can’t say enough positive things, couldn’t adequately express how fantastic of a job you do! Julie, handled my lease renewal twice now, you rock! Charlotte the interm apartment manager, hopefully they keep you permanently! I seen this woman, the manager of an enormous probably 1000 unit complex, walk up to my 14th floor apartment in a different building than the leasing office, with high heels on no less, just to deliver a flyer about a program Los Angeles is offering, that I may be interested in! What!! If that’s not pure hardworking, tireless devotion and commitment to your job, with a great deal of thoughtfulness, I dont know what is, I appreciate and admire your commitment Charlotte!! THE LIVING SITUATION: As with DTLA the past 3 years this apartment has gone through a good deal of changes, or upgrades in my opinion, with management, security, maintenance, and protocols, all for the absolute best and proud to call myself a tenant! A laid back, oasis of relaxation, individualization, and validation! The relaxed vibes reverberating from the walls and the crystal blue water of the spectacular pool and waterfall fountain, and everywhere else for that matter. The apartments are spacious and upgraded and modernized, the water pressure is better than the expensive hotels and suites of Las Vegas that previously were 2nd to none, now they are just 2nd to my Promenade Towers. The windows are double paned and mute the noise and energy of downtown. The views you can get from your apartment, the mountains or city, are spectacular! Mine are the city and I’m still in love. The amenities include, an fantabulous pool and waterfall fountain that cascades down a story to the pool and barbecue area, where there is gas grills to use and enjoy for all residents. There is a medium sized gym with machines and even free weights thats I have never seen at an apartment complex. There is even a french crepe cafe attached to the front building thats delicious as well as exquisitely priced. I ate there about 5 times a week when I first moved in. Like all apartments, if you search under a microscope you will find slight flaws or things that could bug you, but those are very few and far between all the fantabulous attributes and staff that the Promenade Towers Apartments hold. I have lived in apartments my entire life. Never have I been more happy, satisfied, comfortable, and proud to say this is where I live. To comment on a few things I read in others reviews. Roaches seem to be a common theme: - I did not read the reviews when I first moved in, I was so star struck and was in awe when I cane to visit and inspect that I immediately signed a lease, then looked at the reviews. I have kept my apartment spick and span, never left food out nor dirty dished in the sink. I never have had any roach problem, it took me 6 months until I even seen one in my apartment. People we are in downtown LA to find an apartment complex that you won’t ever see a roach is an impossibility. Keep your place clean, dont be a slob, and you wont have issues, period! If you’re lucky enough to Call Promenade towers your home you will find that my review just cant do this place justice, its a gem here in DTLA, an oasis, an escape, everything you need an apartment to be, I’m elated, gratified, and just blessed this where I call home! Sending everyone nothing but positive energy and good vibes
