Eighth and Grand Apartments

Nice modern apartment in DTLA. Granted no building is perfect but I generally enjoy living here and love my studio. The entire maintenance team including all the staff working the concierge desk are very helpful. Also shoutout to Joshua, Angel, and Dom in leasing.

I was impressed across the board with the staff and the experience of touring the facility. Dom was absolutely amazing and he truly sold me on why 8th and Grand is a place for me. He was down to earth, personable and had succinct answers for all of my questions. Some tours I’ve be eager for them to end but this was a pleasant exception. Thank you, Dom!

Great community, exceptional staff

It’s so hard not to love this property right out the gates! Avantre, Angel, Dom, Joshua (leasing office) and Amal (front desk) are exceptionally kind and truly go out of their way to provide guidance and answer any and all questions. Be sure to stop by and say hello and if you’re looking at a new space, the apartments and the amenities are pretty stellar along with location and proximity to everything. Before anything, go tour and find out for yourself. They’re amazing!

I moved in 2025 and I loved it since day one. Great amenities always clean, the grills the pool. I like how they have fire pits and pool tables. The staff is friendly. Tre the leasing agent is very friendly, patient and welcoming. Security staff friend as well. I am grateful! Totally recommend it here. For the people who says gate broken well things breaks but they fix it and honestly that is something it doesn’t bother me at all. Same with elevator they fix it quick and it does not bother me at all. Other than that I love it here! Very satisfied.🙏🏽👌🏽

Moved here on December 2025, I just love this appartment. Everything is throughly thought and the appartments have alot of small details that help in daily live. It’s very quiet especially given that it’s DTLA and the staff, I just want to give an applause for the reception staff they are amazing!!!!! Very responsive and friendly and make me feel like i am their friend. Always top notch. From apt 4104

I have been a resident here since day 1 and shared previous reviews on their old Yelp page that no longer exists. I don’t use Google Reviews but here are my thoughts that may help any future residents looking. I loved 8th and Grand so much and living downtown prior to the pandemic. This place was thriving and I met so many awesome people in our community who have all left. We made an attempt to leave this apartment but the building's location above Whole Foods and possibly everything we needed within steps away, makes it a home that's hard to leave! The building's level of resident services and amenities in the beginning did feel like luxury when I first moved in. There was a real barista working the first year I lived here, we were able to drop off packages at the concierge, there was even free shuttle that took you anywhere downtown. A lot of things were taken away over the past 8 years. Resident services staff for the most part has been excellent but there was a period where some bad apples got hired who are no longer here. My recent experiences with Angelo, Dom, Orianna have all been top notch. They have always been professional and friendly just like how I remember the this place used to be. The two-floor gym was their best amenity for me. I went five days a week for years. Unfortunately, I haven’t returned since 2020 due to how filthy and sketchy it became with random people entering and equipment missing. I don’t know if they improved it since but I hope so. Because the building is so large, you’ll see AIR BNB’ers and a lot of guests that don’t live here. So many of the amenities we used to enjoy aren’t used anymore. I haven’t accessed anything in years to comment. The worst issues I’ve had with this building are the mentally unstable strangers entering. I’ve seen homeless people smoking in the halls, an old staff member told us someone was smoking crack next to our stairwell for months and they were actively trying to clean up the smell because it was traveling into our unit. Resident services used to call us when anyone entered, but since the pandemic, this protocol has stopped! They need to do a better job for the safety of residents since downtown has only gotten worse. I’ve had some unpleasant experiences and luckily informed residents services quick enough to get these individuals to leave. Katherine, the accountant and Stephanie, the building manager, are truly remarkable individuals. We shared a very disappointing incident with them last year that led us to sign a lease somewhere else and they were both empathetic and made things right. My interaction with them truly restored my faith in this apartment that I loved so much considering how much it was falling apart. Maintenance has always addressed our issues. Angel, Josue and Hugo have always been so receptive and helpful since we ever needed anything fixed. The alarms are not even that bad! They occasionally go off but are quickly silenced with a few incidents that lasted longer. While they do go off in the middle of the night, it’s very rare. Parking : I might have been fortunate but they need to do a better job keeping people who don’t live here out. Car break-ins happen and I see non-residents sneak in all the time. Also, I’ve seen some disgusting people just let their dogs poop everywhere! The parking lot needs to be power washed because there are so many poo smears. Sometimes the pipes leak and will stain your car. The old management used to give me car wash vouchers when that happened. Is it a nice building to live in? Depending on your unit and many factors such as your neighbors, view, light. I have lived in 3 different units on 2 different floors and the location makes a world of a difference. It’s not luxury like it used to feel but I am pleased to see their efforts considering the circumstances. Overall, the location is convenient and the current staff has really improved this place. Even with the ups and downs over the years, it shows that they’ve been really stepping it up!

Renewed for a 3rd lease term here. My mentality is that you always get back what you put in. If you invest into the community and treat the staff well, it’s absolutely reciprocated. Finally convinced a friend to move in here as well. Also, shout out to Tiffany for lease help each go around.

The Eighth & Grand Apartment is beautiful. The lease office was so welcoming especially to a walk in like me. I randomly plan on seeing a specific apartment and with no hesitation the staff gave me a grand tour. Ms. Linda was so pleasant and welcoming to show me the area with the beautiful amenities to top. The Eighth & Grand is the place to live definitely in DTLA.

Linda was very knowledgeable and professional. She made us feel very comfortable to ask questions and showed us everything we were looking for in a home. Linda has a great personality and truly sold us on applying. The building itself is gorgeous. All facilities are immaculate and sanitary. Went to a lot of properties to tour today, and Eighth and Grand truly gave us the most ease, from a detailed email to get to the appointment, to the great staff and community answering questions and interacting with us during the tour.

First and foremost, I rarely leave reviews, but this one is warranted. My husband and I have lived in 8th & Grand for four years. The building has fantastic amenities and is in a prime location. With that said, there has also been a bunch of building issues. The reason why we stayed was because of the staff. Recently, there has been some significant staff turnover, and this year, when we thought about leaving, we were fortunate to work with her again. Tiffany convinced us to stay, and working with her has been a pleasure! Seriously, if you want to tour the building, please ask for her, you won't regret it! Thank you, Tiffany, for all your help and your patience! You are amazing!

We have been living here for a little over a year and have been very pleased with the apartment. Excellent amenities (too many to name) and staff who get the job done. They are on desk 24/7 for any issues which might arise (also to keep the building secure, which they do well). We have had minimal issues in the apt needing maintenance. But if we do, Angel from maintenance gets there ASAP, gets it fixed in the moment and is a pleasure to talk to. I would certainly recommend Eighth and Grand to anybody looking in DTLA.
