Bridge at Eastside

EDIT: they’ve just changed property management and it seems to be a bit of a rocky transition. Unsure how this will pan out. I’ve lived here for 2 years now. Moving out to move out of state, otherwise I’d renew again. Overall it’s a great apartment and the issues I have are all pretty minor. I’ll break it down: Pros - Fantastic location. Right next to downtown and e6 without feeling like you’re in the middle of everything. Next to a nice walkable neighborhood and surprisingly quiet for the proximity to the highway (though I face an interior courtyard). - The mail room used to be a mess, but management stepped up and has staff put the packages on the correct shelves corresponding to unit numbers. Packages can be a little hard to find sometimes, but nowhere near as hard as it used to be a year ago. - The maintenance team is on top of it, all the issues I’ve had (all minor) were resolved day of or next day. - Parking is not bad at all, with plenty of spaces and guest parking on the roof. Cons - I don’t know if this is an issue for everyone, but my upstairs neighbor is VERY stompy. Like are they wearing fireman boots to walk around their bedroom at night?? - I can hear my neighbors talking (not enough to make out what they’re saying) when I’m sitting on the couch against the wall we share, and I’ll hear music playing every weekend night (it’s only weekends and not insanely late, so it could be worse). - My specific unit is a cave- barely any natural light since it faces an interior courtyard. I’ll be in bed and think it’s 6am when it’s actually 11am. - It can get a little backed up when trying to turn left from San Marcos onto 11th during rush hour. - They tried to slightly increase my rent this year despite the current state of apartment rent. After telling them I won’t renew, they’ve listed my unit for $150 more than I currently pay. Kind of ridiculous given all the deals happening around town. In all honesty, my complaints are all relatively minor and I’ve had a great time living here. Don’t know how the move out/security deposit experience will be, since I live in a carpeted unit and from other reviews it sounds like they’ll try to charge me for replacing it. I’ll try to update later. So far I’d highly recommend living here.

I have been living at AMLI Eastside for almost 2 years and it has been a wonderful experience so far. The complex itself is clean and has great amenities. I love the fact that I can open the gate remotely through my phone, which makes having people over so easy and convenient. Living here is so organized, from filing maintenance requests and picking up trash. The location is fantastic because not only is it super close to downtown but there are many restaurants and grocery stores nearby. It safe and quiet and I have not had any complaints so far! The main office is great at communicating with residents.

Overall had a very positive experience living here. There were a few issues but most of them were taken care of quickly. The units are very nice and spacious in a great part of Austin. Very walkable part of the city which is a huge pro to living here. I had a AC unit problem basically my whole time living here but it was taken care of each time very quickly. A maintenance vendor did leave my bathroom very messy and it took a couple days for management to respond but ultimately got that issue cleaned and taken care of. They also do monthly events which are very well thought out. Overall living here has been a great experience.

Great Location! Super chill property and the Team at the leasing office are my kind of vibe.

I have loved living here so far! Management (especially Matthew!) and the maintenance staff have been incredibly helpful and prompt when addressing any issues. The team makes an effort to plan frequent events and makes it feel like a community. I love this neighborhood and truly feel like you can't get a better apartment in this area!

Matthew from the leasing center is amazing. He answered all my questions during the tour, leasing process and move-in (and there were plenty!) He is always cheerful and eager to help. Great experience with him and the staff at AMLI

I'm not familiar with Austin. Ah friend lives at this apartment building & my car was in there parking garage, thought I was stuck, went to the leasing office & spoke with a guy name Matthew Balderas & he assisted me in getting my car out of the garage. Life saver!

My fiance and I moved here in the spring and LOVE living here! Everything is so walkable. Food, music, book shop, events, seriously you can walk to anything. The staff is super friendly. Thankful for Matthew and Jen and their forever willingness to help out with anything we may need.

AMLI Eastside is an excellent property with great staff. I have enjoyed living here thoroughly and appreciate the professionalism from the team such as Matt.

The Amli Eastside front office staff is outstanding! I have leveraged their knowledge of the building and local area many times. I recently moved to AMLI Eastside and it has been a great experience so far. Great value for how great the location is with quick access to the heart of downtown, music and entertainment venues, and the main attractions on Austin's east side. The pool, fitness center, and other amenities are high quality and well maintained - lots of friendly people on the property as well. The leasing process, touring, etc. were all made very easy. I worked with Matthew Balderas, and everything from my first visit to the move-in process was smooth and painless. The staff on site is incredibly friendly, and they go the extra mile to put on events for the complex's residents. I highly recommend just about every aspect of the complex.

Best apartment I have ever lived in. Over the last 10 years I’ve lived in 5 apartments in 3 states—AMLI takes the cake. Our move in experience was seamless. The unit was spotless and well maintained. It’s very well designed. The floor plans are smartly laid out to maximize space and light. Tasteful features and nicer appliances stand out. Building amenities like pool etc. were always in great shape. The front office & maintenance teams are responsive and helpful. Walls were thick, rarely heard our neighbors. We had to relocate after only 1 year, but otherwise would have stayed. I could go on and on. Highly recommend for an incredibly comfortable experience! A few things to know: The area itself gets loud on weekend nights. We chose a unit on 9th (a dead end) thinking it would be quiet. Unfortunately it’s a prime parking location—lots of “YOU GOOD TO DRIVE?” and loud music from parked cars 10pm-3am Thursday-Saturday. Sound dampening curtains made a huge difference. If I could go back in time, I might choose courtyard. That said, we were treetop level with amazing natural light and a pretty view. Absolutely stunning. It wasn’t enough of a con to want to get out of there, but it was a surprise. The only other negative is the package room. It’s way too small for a building of that size and finding packages was a pain. Again, not a serious issue relative to all the other perks of our experience there. Last thing: there’s an app called One Roof that has a community forum for their East Side location. Includes channels for general chat, marketplace, pet owners, etc. We learned about it a few months before move out & it came in clutch several times. Definitely download if you move in!

Office and maintenance staff are top notch! You can’t find better! Maintenance is so quick and the office staff is just amazing. Amli definitely has a quality team that works here. Absolutely love my new home here and the best location.

Very happy as a resident. The leasing office staff are wonderful. Matthew and Jen are very helpful whenever there's residential issues.

The building itself is just ok .. but the front desk staff bump it an extra two stars .. Jen and Matthew are always very helpful with anything you need .. so if you’re looking for that kind of touch then live here .. if you want ultra luxury, live somewhere else

I’ve been living here for 8 months now and love it! I’m particular impressed by the staff - they’re always so friendly and ready to help. Maintenance is always completed promptly, usually by the next day. So happy we chose AMLI Eastside!

I have overall loved living at Amli Eastside. The building continues to make improvements that are appreciated by residents and the staff is very friendly. I have had few things to complain about while living at the property.

Stayed with a friend at AMLI for a couple of days and when I needed assistance on how to get around the building Jen helped me. When I got lost in the hallways the maintenance guy Luis also helped me! Such a friendly staff.

Nice residence. Very convenient location, good sized apartments, good quality for the price. Went on a viewing with Jen Biddle who was extremely helpful and so delightful. Still looking for places but might just have to get this one so I can see her in the office lol! The gym is a steal too, great size and has everything I need. Potential future resident for sure.

Great location, well kept facilities and awesome staff. Matthew Balderas is always ready to help with a smile, as is everyone in the main office. The only issue is the power grid is touchy and unreliable so the building loses power during storms.

We absolutely love living here. The staff is so friendly and helpful. the maintenance crew are professional, and Luis is very courteous and makes sure things get done in a timely manner!

Not gonna lie the staff makes living here pretty great. Jen made leasing super easy and the maintenance staff is quick to respond if anything happens. My sink was fixed within 24hrs, Luis Johnson is a great Maintenance Supervisor

I'm continually impressed with kindness of their office staff as well as their maintenance team's attention to detail. If something is important to a resident, it's really important to AMLI. Again, how often does anyone get to live somewhere that is also OWNED by the management company, not just managed. This company is going to care a Lot more about you than any other apartment that is not owned by the management company. Daiquiri at Eastside is the best! She always greets me with a smile and her and Tina are easy to talk to about anything. Huge, Huge props to AMLI's ability to hire really well, in my opinion.

Property always looks clean. Breezeways and stairwells are often overlooked but not here. The staff is friendly and always ready to help

So I don't normally do this, but im visiting my mom for the holidays for some mother daughter time and I'm so impressed with Eastside!! There's always an event going on and the staff is so nice and friendly. The apartments are SUPER nice. You can tell the grounds keepers take a lot of pride in their work. P.S. I think my mom has a crush on one of the Maintenance workers. 😅 I'm really grateful to Eastside. My mom is so happy living here. Thank you so much. Happy holidays!!

In my first year living at Amli, Matthew Balderas has been incredibly helpful and responsive any time I’ve needed assistance from the staff. He stayed late on a Friday to make sure I was able to move in on time, and has been there to answer any questions I’ve had since then. I highly recommend working with him for anybody who is considering signing a lease here.

I have had an exceptional experience at the AMLI Eastside over the years. From the building's upgrades, amenities and helpful staff like Matthew, I'd recommend it to anyone looking to live on the eastside!

AMLI Eastside is an amazing place to live. The location is amazing and the quality of the apartments is incredible especially for the price. The staff is also so friendly and helpful. I hope to live here for a long time!!

I love AMLI Eastside. Not only for the amenities and location, but the staff truly make you feel at home. Matthew, Jose and Roberta I talk to almost daily and they always make great conversation and are always willing to help. 10/10 would recommend.

I can’t say enough great things about AMLI Eastside! I’ve lived here for two years and I truly think it’s one of the best properties in East Austin. The location is perfect, the property is well taken care of, and the units are renovated & spacious. The entire staff is super friendly and goes above and beyond to address concerns & maintenance issues as quickly as possible. It’s also such a pleasure to see Juan in the leasing office! He’s always so eager to help and genuinely cares about the residents. He also remembers my name and unit number which is super impressive given the size of the building. You can tell how much Juan and the rest of the staff love being part of this community, which makes AMLI Eastside such a great place to live!

I've lived here for almost 3 years now and absolutely love it. The maintenance staff is always helpful, kind, and responds quickly to any issues. The same with the office staff! Juan must live at the computer to reply to my emails as promptly as he does . Sometimes the street is a bit noisy during night time on the weekends, but nothing unexpected for the area. My favorite thing about the AMLI is the pool area and the location! You can walk to the east side, a local coffee shop, or downtown very safely and quickly. There's always something to do. I wouldn't hesitate to recommend this apartment to someone needing an Austin apartment!

Been living here since last summer and plan to live here for the foreseeable future. From location to size to price, it’s all been great. Really appreciate the staff, Matthew in the leasing office has been killer when it comes to helping with package questions while I’ve been traveling, and the maintenance team has some of the nicest guys around. Life on the east side is good.

The AMLI Eastside staff is some of the best I've seen. They are very responsive to calls, emails, and overall just super friendly every time I speak to them.

I’ve lived at AMLI Eastside since February 2021, and I’ve been really happy with my time here so far. I’d say that there are definitely areas of improvement. For example, the building has recently been experiencing issues with the security system / fob keys which has led me to be locked out a couple times. But personally, these are just minor inconveniences, and the staff always keep an open communication whenever these situations happen. As some of the reviews have already mentioned, the location is perfect! It’s a little secluded from the busy/noisy areas of Eastside & Downtown but many places are still walking distance. Most importantly, everyone that I’ve interacted with has been nothing short of amazing. Whenever I email management, I always receive a response within 48 hours. Whether it’s 100 degrees or raining outside, the maintenance staff are always so helpful and extremely friendly. Even if they are in the middle of working, George & Ben never fails to say hi whenever we walk past them. Overall, I’d recommend AMLI Eastside!

I've been driving by Amli Eastside for the past 10 years. The recent landscape upgrade has breathed new life into the property. The improvements of the last year has been amazing. Amli Management has always taken care of their residents and properties.

The leasing office girls, especially Janet, were really lovely, extremely professional and welcoming. Good variety of Floor Plans in the building and the location is fantastically positioned in a quiet area - 5 minute walk from everything you need.
