    So moving was fine. Everything was great until I went to pay rent for my first month. I was told by the leasing office that with the special I could self-proate. So when I went to pay my rent today it wouldn't let me make an extra payment for the self pro rating amount. Which is not what I was expecting because I didn't want to have to pay the full amount after my whole month was used. If that makes sense. If you've ever self-prorated before you know what I'm talking about. I called the office five times, sent two emails. Had the central leasing office sent them a message to call me back. Never Received a response so I'm super upset about that because now I have to pay the full amount for the remainder of my lease, and that's not what I had planned out. I made sure several times that I could do this before I signed my lease. So I was told the wrong information and I'm super frustrated about it. Disappointed in the lack of communication I added a star only because they reached to me about this. Maintenance is very fast and efficient. I asked that they make sure I'm home before they come over and they gave me a courtesy call beforehand. Thank you Alex Also, the AI phone lady is so bad

    I had an overall positive experience referring a client to Lamar Union - the property itself is great, and my client moved in around August and has been happy living there. That said, the follow-up and communication regarding the referral commission has been disappointing. Despite multiple attempts to follow up over an extended period, I have not received a response or any clarity on the status of the promised referral fee. What should have been a straightforward process became unnecessarily frustrating due to the lack of communication. As a local real estate agent, my role is to look out for people and connect them with quality communities. However, transparency and follow-through on referral agreements are essential for those professional relationships to work. Every time I called, I was redirected to someone else without a clear answer. The referral took place in August, but the payment was never confirmed or processed. I also emailed the manager, Miles, multiple times and never received a response. Update: Miles reached out and processed the payment.

    I cannot rave enough on how supported and happy I feel after moving here. The staff is friendly and maintenance has solved each of my problems within 24 hours. They have far exceeded my expectation. Recently I had an order for a new key, pipe inspection and wall inspection. All was resolved with a smile on their faces, and even left me popcorn. They are the sweetest.

    As a previous tenant of Lamar Unions, I had a mostly great experience living here. The location is unbeatable; being walkable to Zilker, Lady Bird Lake, and all that South Lamar has to offer is absolutely worth it. The rooftop pool gets plenty of sun, has a great view and a great spot to socialize. A few of the amenities could have used more love and care; the elevators seemed to break down every other week, no matter how many times they were repaired. The complex also tried pushing aggressive rent hikes each renewal period that I had to fight to keep down. I would have hoped that being a good tenant would prevent me from having to proactively combat these increases each time. Big shoutout to the various staff who helped my time there, but especially to Mike, Stephanie, Connor and others who helped me to navigate finding a replacement tenant when I ultimately moved away before my lease was over.

    We recently moved but I wanted to give a big shoutout to LUA for all the time my husband and I lived there. We had a one bedroom, one bath and it was somehow so roomy (living in Colorado now; our apartment isn't quite as nice and priced about the same-- and the pool at my new place isnt open all year round 😭). The shops downstairs were awesome; nothing like being in your PJs and being able to get some ice cream or a beer just a few steps away. The staff was always really sweet-- Stefani was so helpful with our moving check-out and prompt with emailing us the information we needed to give to our new leasing office. I know my fatboi(cat) and tiny one (dog) miss this place as much as I do. Thanks LUA for everything, hopefully we'll be back one day.

    I've never seen an apartment space quite like this. It's relaxed and luxurious, with tons of customizability and room to move around. The apartments themselves have great layouts, the staff (we met Stef) are witty and welcoming, and the amenities are jawdropping. The large pool overlooks a city view. I would love to live here when my current lease ends!

    I’ve been living here for a year now. There’s a lot of good things about this place and I would definitely renew my lease, however, I am moving out of state. Pros: - Really nice management and maintenance. Any issue we had was resolved pretty quickly - Lots of places within walking distance, not to mention many good businesses on premises - The apartment itself is very spacious and bright - Common areas are well maintained Cons: - (Depends on the apartment) there can and will be street noise. Every Wednesday at 7 am contractors are leaf-blowing the street and it will wake you up 100% of the time. Occasionally drunk people, stupid guys on loud motorcycles etc. - There are two EV chargers in the parking garage, however, only one charger works 95% of the time. We had an issue when someone parked their car on one of the working charging spots blocking the accès for like a month and we had to complain to the management about it (after that the car was gone within 1-2 days) - Apartments are not soundproof, so it absolutely feels like there are elephants living upstairs. We had a complaint about noise coming from our apartment too, even though I never listen to music, dance, throw parties, move furniture etc. - They use fetch package delivery service. I really wish they had a package room, because fetch adds 0.5-1 business days of delivery time.

We always love to hear about the positive experiences residents have had at Lamar Union, but it's equally as important hearing about the negative so we know how we can improve. To address some of the cons, I will say that we did recently replace one of the EV charges with a new machine! We're hoping this will improve the experience of our EV users in the future. As for packages, package lockers would unfortunately be difficult to maintain in a community set up the way that we are. Because delivery drivers would need access to the buildings to deliver packages, we would only be able to have them in one of the buildings as opposed to all 3. With the amount of packages delivered to our community every day, one package room would be nearly impossible to maintain and would constantly be overflowing. I hope this gives you some insight into why we choose to use Fetch! I'm so glad to hear that you've had positive experiences with our teams in the leasing office and maintenance!     Just love living here. Been here since 2020 and never want to leave. Staff is like family to me. As an example during COVID when the world was going south, they kept everyone informed and did their very best for all of us. We’ve got a new gym that is perfect for daily morning workouts. Great location and parking is great too.

    Never lived in a complex so well maintained. The shops and drafthouse are really fun to live on top of. The pool is just as awesome in person as it looks online. Stellar location for dog owners. Pricey, but so far worth it - any issue I've ever had is quickly resolved by the leasing office - they're super friendly and helpful. Also, I park my Honda Civic next to a Rolls Royce in the parking garage sometimes. And to me, that deserves 5 stars

    I absolutely love it here. I almost don't even want to give 5 stars because I don't want people to flock to Lamar Union and then my renewal rate get raised - LOL. But the staff here is so so nice, the location is amazing and I've never had any maintenance issues. My electricity bill is also lower than all of my friends that live south - not sure why, but a nice perk.

    Summary: Overall the place is good to great. My real rating would be something like 3.5. The only real issue I have is with forced services you have to pay for that are lets say horrible and that is me being nice. I would read the CON below if you get alot of Amazon packages. Pros: - Staff is nice and helpful. - The community and area are great. Lots of things to walk to. - Location is great - The pool is also fantastic. Meh stuff: - The Gym is very average. For me this is ok, since I go to another gym. But if you expect to use it, you wont like it. - The valets from the Soto restaurant block the entrance to resident parking. Also the garage door is faulty at times. I didn't put this as a 100% Con, because there is an alternative entrance at the other building. Cons: - Fetch. This app / service is horrible. And they make you pay for this. So imagine you order something from Amazon. You now have to ship it to some warehouse in Manchaca, TX (which adds 1 shipping day to most items vs shipping directly to 78704). Then it takes another day for Fetch to consolidate it and deliver it to your apartment door. THEN on top of that, they are late often enough. So for something that Amazon delivers in 1 day (or same day), takes this 'value added service' that you pay for an entire 4 days to deliver it to you. Truthfully mind-blowing. Yes I now have to ship everything to ANOTHER address, then get in my car, then use gas, and pick up my packages that should be at my door. Very unfortunate.

The fitness center will be getting both new strength and conditioning equipment that will arrive later this year. Some new additions are a ski erg, grit bike, new treadmills, a gym rx with new dumbbells' as well as an Echelon reflect mirror. What is great about Lamar Union is that we do have Orange Theory as one of our retailers. I will speak to Soto as when do have valet service in the evenings, they shouldn't be blocking off the entrance to the community. And, if this is happening, you can reach out to me directly or to Priebe Security. A fetch representative will be contacting you in regards to your experience. Most communities either have package lockers or Fetch as the delivery service. As I had mentioned to you, alone last month over 2500 packages were delivered to residents. Therefore, having a locker system that only holds 50-60 packages isn't something that residents are all able to use especially when many travel and leave lockers used for more than 2 days causing packages to be thrown and left open which looks terrible and then residents have to sift to get to their packages.
