    I think it is a lovely community. Very friendly residents but my latest repair experience with PLB has been a nightmare. The repair of flooded kitchen was handled very badly. poor communication with PLB workmanship only fair. I know have a kitchen with 2 different colors of paint. Sanding work poor

    I am very satisfied with our maintenance work! I had the maintenance named Kevin Flagg and he fixed my old faucet and he clearly fixed well. I had this problem for a long time and there were 4 other maintenance came to fix it and it caused problem again but now he just changed whole faucet like brand new and we finally have no problems!!!     Marito, one of Park La Brea’s finest service personnel was not only beyond efficient, but beyond courteous & resourceful as he not only got sinks unclogged, but also replaced washers in bathroom sink handles that were causing extremely loud and annoying sounds every time I turned the hot and cold water on and off! He even left my bathroom floors AND sinks CLEANER than they were BEFORE he did the repair work!! Best service I’ve EVER encountered-thank you very, VERY much-smiles.

    I’ve lived at PLB for almost 3 years now. I’ve known about the property and visited friends over the years, so my expectation was met when I moved in. I wrote a previous review. I have one grievance so to speak. I know Maintenance has a taxing job and responsibility and responding to request from tenants, in the Tower and tenants in the Karen apartments. The units are almost 80 years old. I appreciate the history. The age and import POV has had on the neighborhood. But I don’t understand why Management – until now – hasn’t hired teams of new employees to handle the request; beard Emergency, or routine, to be handled and responded to within a very reasonable timeframe. I’m aware that an outside vendor was hired. It did take three weeks for someone to come to my apartment regarding a foul odor coming from the bathroom. Maybe the toilet. Maybe the sink. Maybe the bathtub. The third-party vendor came and assessed that the entire toilet seat/system needed to be replaced. As far as marginalizing and smell. He recommended that I pour Clorox/water down the drain of the sink in the tub once or twice a month. I haven’t received confirmation or notification that his recommendation/work order was received. That that entire toilet system is either available on site or has been ordered. There’s been absolutely no communication. I thought of sending an email to LIV – however, I find PLB’s AI system to be inefficient. Whenever I’ve sent a text or email for something that’s a bit more complicated. Your system responds by saying: I am escalating that. Someone will be in contact with you within 48 hours. I can count on one hand, the amount of times that I’ve never been contacted or an attempt has been made to follow up with me either by email Text, or I preferred method a direct conversation. In addition, with previous maintenance request that I’ve made via phone. I discovered early on that my call is routed to a call center in Texas. That person, intern sends a message electronically and it goes into a queue. That seems to me to be antithetical to having a problem either an emergency or semi emergency or an important maintenance issue to be addressed - and you want someone on site, not 1500 miles away away to talk to. I’m glad that a third-party vendor was hired. I think it’s about time. It’s also quite reasonable for Management to address the issue of hiring more on site maintenance workers to fulfill the problems that occur with 80-year-old structures. As an example: I put in a work order, a simple request, to have the crank mechanism on one of the windows replaced so I could open and close the window. Over a month, a month and a half when suddenly there’s a knock at the door and there’s the maintenance man. He did a great job. They all do a great job. I acknowledge that each and every time. I thank them when I see them in the parking lot or in the building. It’s exhausting what they have to do. And they do it extremely well. Lastly, I know the introduction of LIV your AI system seems like a perfect fit to expedite. You relocated the finance group offsite. You can’t speak directly, by that I mean on the phone or in person, with anyone in that area. Text messages are picked up randomly by people who are assigned to address the inflow from tenants. But there’s absolutely no continuity of conversation or attention to the needs and wants of the tenant. I think of it as the old-time game of telephone. Where what one person whispers to another person - by the time you get to the last person - what they say has no resemblance to the original sentence. Circling back to what LIV says to me in a text that someone will get back to me. My request or thought is being escalated. The finance Division in this regard has never I’ll say it again has never reached out to me to give me an update. And with Maintenance – I know that my issue is somewhere in the queue. However, there’s no one to talk to to let me know where I stand in that queue. There’s no one to communicate with. Nothing. That needs to change

    They fixed the window that was shot thru. I'm very happy for the picture window.. every thing looks uniformed and fantastic. Now I was told I would get discounted for my padio flooding all those days. And I have at least 5 work orders for padio flooding when sprinklers are on.

    It took nearly two weeks to actually have the repair done but management communicated that they were experiencing staffing shortages and hiring vendors to help. The repair only took a few minutes to complete and the technician wanted to make sure that the issue had been solved before leaving.

    Service on our HVAC was thorough, and the gentleman who did the work was pleasant and took his time explaining everything he did. That said… Servicing the HVAC should absolutely be something that PLB arranges to schedule annually. This was the first thorough inspection and service of the machinery that we’ve had in over three years, and if we hadn’t requested it, who knows when it would have occurred. As a result of waiting this long, we’ve now seen a 300% spike in our LADWP flat rate bill, something that clearly was caused by our HVAC working harder and not smarter. Here’s hoping that (a) it will run less often after this service, and (b) PLB will make an annual inspection standard, and not something renters need to request.

    I love my apartment at Park La Brea, but the complex is rather old, and frequent management changes are concerning. A major safety issue occurred when I was stuck in the elevator with no cell service. The call box was working, but nobody answered, leaving a loud, blaring dial tone that persisted for many minutes before it finally reset. I tried again with the same result. Thankfully, a resident heard me shouting and called the fire department. If it had been a different time of day, I could have been trapped for hours. For over a month, only one elevator has been operational. The maintenance staff is great but clearly understaffed. Recently, a leak flooded my kitchen. Despite calling the emergency line, multiple service requests, and even visiting the resident office in person, it took a few days before maintenance was sent here. When Kevin Flagg arrived, he handled everything quickly, expertly, and with great care, using brass fittings to ensure the repair was solid. Kevin has been at Park La Brea for over 30 years, and his professionalism and skill turned a very stressful situation into a positive experience. While the system could use improvement, Kevin Flagg alone deserves five stars — his work and dedication are exceptional.

    I love living in the garden apartments at park La Brea! This is one of the rare complexes where you have actual greenery and a common “backyard”. My dogs are so happy to have an outdoor space and it’s lovely to have a green view out my window. Yes there are the standard problems with any large complex (rude neighbors, problems with management etc.) but I have lived in many LA apartments and none of them are perfect. In my experience, maintenance does show up, albeit at random times (sometimes right away, sometimes weeks later). Most neighbors are fantastic and kind. My packages never get stolen even if they are delivered while I’m at work. I know it is a different experience in the towers but the gardens are great.

    I’m updating my review of the services. A few months ago, I lowered the rating from 5 stars to 3 because of delays with maintenance. However, over the past month, the service has returned to the high standard I experienced when I first moved in three years ago. Recently, I had issues with a light, the kitchen sink, and a faucet—all of which were fixed the same day. Very impressive. The response time is now much faster, and the service crew is both friendly and professional.

    Park La Brea is, for me, the best place to live in Los Angeles. The apartments - especially the garden ones - are nice and spacious. They are nestled in a huge park with trees, plants and flowers, and located in the best environment, next to the Grove, several stores and museums. If you have a problem with the utilities (plumbing, electricity, fire alarm etc.), the maintenance fixes it very fast. This is a friendly community where you can meet nice people. In PLB, I feel at home and safe.
