How consistent is the rating
Its rating has stayed within about ±1.0★ of its average over time — it moves around more than most buildings we track. (This measures the wobble around the average — the change-point above is the average itself moving.)
Sharpest stretch: fell from about 4.8★ to 1.9★ around Apr 2026, and has stayed lower since. (A different window than the Aug 2022 change-point above — this is the steepest short-term move, that's the sustained shift.)
Measured from the rating weighted by how many reviews back each month, so a single review can't swing it. Sourced, not scored.

Every review over time
All 29 reviews by rating, back to Jul 2020. Bands of orange show when low ratings clustered. (Older dates are approximate.)
How the rating mix shifted over time
Share of each star rating by year, normalized to 100% — so a growing orange band means a rising share of low reviews, whatever the volume. (Older years are approximate.)
Rating trend, two ways
Mean (solid) vs median (dashed) by year — a gap means opinion split that year.
Of the reviews left each year, the share that were 1–2★ — the unhappy-review rate.
When complaints happened
Complaint themes by year (reviews rated ≤3★). Stronger color = raised more often.

- ★★★★★Jun 2026Management
We’ve lived here for 5 months and love it. Shumba is direct, kind, and easy to work with. There are rules to keep the community looking nice. If you pay your rent on time, mow your lawn, pull your weeds, and just overall take pride in where you live, there should be no issues. We love our cute little house, and it was in great condition when we moved in.

We absolutely LOVE it here! Feels very private and quiet. Don’t let the reviews scare you out of living here. Like everywhere else, there are rules you have to follow which they very clearly cover with you before move in & give you a copy of to refer to. If you follow the rules there are no issues! It’s all very reasonable and if you drive through the neighborhood there’s a reason everything is so clean and peaceful! They just want everything to look nice which we actually appreciate. This is BY FAR the cleanest place we’ve ever moved into. Management is great and easy to work with & maintenance is quick and amazing! This place deserves better reviews, we’re about to have a baby and it’s been reassuring to know we’re in a good spot and everything is well kept. 5 stars!
